Beazer to build more homes in Hermitage

In this weeks NBJ:

Beazer homes to build 900+ homes in Hermitage. The one thing that the print addition said was that it could be as many as 3500 homes over the 12 to 15 years. I would say that with the rate of Nashville growth it will be sooner than that estimated time period.

Wow! That's quite a dense development for the Hermitage area...700 homes on only 120 acres. It seems that most suburban developments aregoing progressively to denser and denser projects. Hopefully that will keep down future suburban sprawl. Now if we can only prevent the building of suburban neiborhoods further and further out, and limit developments to infill between existing developments. Then, at least for a while, sprawl would be stopped dead in it's tracks. It sound so easy to me. I just don't understand why a plan such as that could be put in place.

I've been wondering about increasing suburban density too w.r.t. the new commuter line coming. Because I can't get up there soon enough to check out all the reported growth in East Davidson and Wilson Counties, I've been curious to know if the rail line has prompted any of these developments.

I understand the mega project underway in Hendersonville is actually being built around a rail line. It's supposed to have 1500 1000 homes/condos and 500 apartments.

Overall, I think higher density around the rail lines will be a postive thing. In light of the rocky terrain around Nashville, I realize it's not easy to simply go like Dallas and build out one subdivision right after another as far as the eye can see (although it seems that Franklin and M'boro are trying).

Here are some new ones in Williamson. It makes me wonder what the future rail plan is for the Brentwood/Franklin corridor. Approximately what route is it to follow?

I've read that 11,000 residential permits have been pulled for east Davidson alone since 2000, so I'll bet you will see those 3500 homes in half the time stated.

Also, this in addition to the 5000 homes planned just across the county line in Mt. Juliet. Providence alone is going to have 3000.

As far as densley populated suburbs, I think Lake Forest Estates would have to be on the top of the list in the Nashville area.

I think the density is ok, but better access roads are definitely needed over there.

I know there is some kinda development going on in Hermitage next to the location of the commuter line stop. Not sure what it is, though.... possibly another retirement community? This newest development mentioned in this thread is located just down the road from the commuter stop.... I would say a mile or so away... I dunno if that's really walking distance or not, considering who the development will mainly be for

With all the discussion going on about the expanding subdivisions here, note that the Nashville Star has not got a plan to extend to Spring Hill. I think they will have to revise the plan very shortly with the growth that is happening there.
