Wait, in that huge list of all the projects: One Nashville is in the "under construction" category. Wasn't that just announced?

I think the zoning is in place for the project. Its more than likely like all the rest of the projects being delayed because of all the needed utility work. Metro Water, sewer, NES, and the gas company , not to mention traffic are all behind due to all of the proposed projects.

I only noticed because I was sitting there with drool on my chin thinking about how much more urban Nashville will feel when the stuff that's under construction is finished. Germantown is going to be neat as all get out. n'stuff.

We still have a long long way to go to get to where we need to be. We still have tons of dead space that needs infill. I think instead of following a certain model, we are creating our own model, "The Nashville Model" so to speak.

The one thing we need to help the core is a couple of tall boys to put some oomph in the skyline. A couple of 7 to 9 hundred footers would be a great addition and seemingly have Nashville competing better with cities like Austin and Charlotte. However, I don't think it will happen for some time because we have so many areas that need to be infilled first. In terms of sheer numbers of buildings and density, I think we blow a number of our peer cities away and are gaining on a few others.

Don't get me wrong, I don't think we necessarily need the height to compete, but it does have an impact on the appearance of the skyline and the size of the city.

As far as Germantown goes, there is still plenty of room on the eastern fringe to add a lot more density. SoBro is in the same boat as is the SoLa (south of Lafayette) are. There are many areas of midtown that have room for huge developments as well. This is not to even mention the East bank area. The Gulch still has a lot of room for expansion as well. As far as undeveloped land in and around the core, Nashville's potential is HUGE compared to a large number of our peer cities.

I like height for an awesome skyline (especially in areas that aren't in the established "skyline", which is why height limits frustrate me). But Germantown is starting to look like a really nice urban but not downtown neighborhood. I love the mix of modern architecture and more classic like Luxus and Gramercy along with old buildings that got rejuvenated which makes the whole neighborhood interesting and diverse.

It looks like there are some developments which have retail, or office space on the street level and apartments above. That might help take some cars off the road.

Yep...I wouldn't mind if Germantown stayed on its own growth pattern without any "talls."  But like Smeagols....I'd love to see a couple 700-900' buildings in the CBD/SoBro/Gulch area to push our "glass ceiling."   Other than that...I like the way we're moving.

Another place like that is the area behind Centennial Park where Opus 29 and 31 are. There can be quieter neighborhoods like that that are still "urban" but Gulch, Midtown and Sobro can be skyscrapered out for all I care.

Once the 222 2nd street breaks ground what is next 505?  Any word on any of the Korean Veterans blvd hotels?

Well, the foundation permit for 505 has already been pulled. I would hope that the tori brand hotel would be next. I am not sure about the Holiday Inn and from what I have heard the Hard Rock is dead.

The Olmsted will be startingsoon as fencing is going up for that project.

The portable building that will house the bank during construction has been moved on site, so it appears to be moving forward.

Amazing work! I don't know how you can keep up and it is a pleasure to be able to look at such an astounding list. One thing I noticed for your next go round. In East Nashville, you mentioned Highland Heights Flats (u.c.) as well as 731 Douglas (proposed). These projects are the same thing. One is just the official name, the other being its physical address.  It's the one that had the recent arson destroy one unit, but the project is still in full swing.
