River Place construction set to start early '07 ! It's going to happen !

The developer and his team spent the past 10 months regrouping to assess the rapid increase in

construction $cost that occurred post-Katrina and Rita. And re-engineering the building to keep

the cost down. He said he would rather do it "slow and right" vs. "fast and wrong" when dealing with a $70-$80 million price tag(instead of $50 mil.) Also alot of moving parts in this project too. There still has been no final decision on how tall River Place will be. It was approved at 36-stories; however 30-stories was also mentioned...maybe somewhere between 30+ ?? This will be fun to watch unfold as the downtown renaissance on the riverfront continues. 2007 is going to be a watershed year for the skyline.

Pic taken from River Road about a month ago. The old Advocate Building being demolished on the next block next to future River Place. The giant LaSalle State Bldg. is hiding the State Capitol. If you look very closely :shades: you can the the tip-end(barely) of the Capitol in the very back of that building. Sorry about that; view of State Capitol should have been more easily visible. I was making a U-turn at the barriers on River Road.

Awesome news for Baton Rouge! :yahoo: I'm really happy to see that a date has been set, and that it looks like the project will indeed move forward. I can't wait to see how this project unfolds and the very positive affect it will have on downtown and the skyline.

And guess what, as of now, it looks like in early '07 New Orleans will have its new tallest building going up, and Baton Rouge will have its new second tallest building going up as well. Not to shabby for SE Louisiana! :D

It's an amazing design... I love it. This building ALONE will propel Baton Rouge's skyline forward 30 years.

Now, Brian, we need Shreveport to get a major project going as well. It would be a great 2007 if all three of our largest cities were getting new tallest or second tallest buildings. :D

So get out there and build, man, build!! :P

If I could, I promise you I would. Not only would I like to see a few more high-rise buildings going up in downtown Shreveport, I also have a design in my mind for a mid-rise mixed-use complex to line the banks of Cross Bayou and create an urban village right on the northern edge of downtown. The one thing I'm missing is financial backing. :P I have the vision, I just need the money!!

Either way, I fully support this project in Baton Rouge and am very impressed by it.

Same here, man, same here. I'm very happy for Baton Rouge, and if I didn't have the Trump Tower project to keep me happy in New Orleans, I'd be jealous! :D

And since I DON'T have a Trump project to keep me happy in MY city, I AM jealous! :lol:

Baton Rouge really has it going on these days.

^ The Advocate still list the project at $50 million for some reason when it's actually $75 mil. as stated in Business Report.

Something impressive is the project will be done by Manhattan Construction; they have an impressive list of projects to their name:

* Horseshoe Casino Hotel - Bossier City

* La'Berge du lac Hotel - Lake Charles

* New Orleans Arena- home to the NBA's N.O. Hornets

+ many, many others.

They are currently working on the "new" Dallas Cowboys Stadium

The BR skyline might actually get into some "battles" w/ RiverPlace and a possible new mixed-use 25-30 story tower on the next block (demolished Advocate property) standing "side-by-side". Two City Plaza and the new Courthouse will only add to the CBD on the other-end. Two City Plaza will have a nice impact on the skyline IMO. It's simply time for a legit skyline! :thumbsup:

Well my new philosophy is going to be don't believe any of the articles and just wait to see how the building comes out when it's finished.

:lol: This sounds like the whole casino hotel debate... how many rooms, but in this case it's how many floors!?

Let me just say, however, that even at 25 stories it will be an impressive building. But you should still hold out hope that it's even taller.

I was looking through the Skyscraper Catalog(a.k.a Dubai forum) when I spotted this tower that I thought complimented RiverPlace nicely.

:o Nice photo...I wish River Place looked like the sleek looking Dubai Tower. The Dubai design is fantastic;esp. on the top! And that's about 50-stories too...I WISH RiverPlace was that TALL!

Getting back into the spirit of skylines I sketched out the future B.R. skyline. I scaled down the proposed building though. The stuff at the bottom is trees. I got tired O.K.! :lol:

Wow Dan, that's really a nice sketch. You did a great job :thumbsup: Thanks for sharing and posting. That would be great if the new mixed-use tower at the Advocate site was designed like that :w00t:

I like the detail of the (Hilton)Capitol House ballroom.

Now you need to sketch the other half with Chase Bank Tower(s); II City Plaza; new Courthouse; Governmental Bldg.

maybe never....don't get your hopes up.

Anything that has been delayed this long would be in danger. They have more issues than construction cost if they haven't started by now. It would be nice if it started this year....

As long as the Hospitality Center is opened on Third Street there is still hope. I recieved an e-mail from them as recent as late November; it was still a "go" up til then. I am keepin' the Faith :thumbsup: As frustrating as it's been waiting; I would rather he do it "slow and right" as he said; than to go fast, then it fail.

The developer told me to "Keep the Faith"...and "keep your fingers crossed".

This is big-time for Baton Rouge. Many southern cities about the same size as Baton Rouge will be watching this unfold. I wish the hurricanes had not come...this thing would be at least half-way up by now! So I'm as frustrated as anybody :shades:

Just as Jackson is waiting to see the King Edward project unfold before developing more properties downtown, the developers here may be waiting for confirmation of demand before proceeding. As in Jackson, I predict that the demand will be strong. This should go forward without a hitch. Urban living is hitting the South like a brick against the wall. It may not have been in demand before, but watch out...it will happen throughout the South.
