River Place Condominiums

I saw this in the morning Advocate today. This was encouraging news to me. We have already been waiting this long, what's 60 more days?? Wonder just how much shorter the condo tower might be?? Wonder what hotel might go there??He would have already sold the property if he wasn't going to build something.

Buckett gave us that last bit of news about six weeks ago.

Incase yall didnt see it, here is a link to a video on the advocate site. They talk about river place and show the new rendering. I also paused it and counted the floors, it looks like it will be 30 stories.

*note: this particular picture, it cut off the three or four story parking garage.

Thanks Buckett. Great news. It actually looks like it may still be 32-34 stories to me. Kind of hard to count the floors exactly. The sixty days is still in line with the spring 2008 ground breaking that he had said a couple of months ago. I wonder if the hotel is still going to be included or if it's part of a phase 2 maybe?

That's one sleek looking tower! They told me 30-stories back in November; and some people thought there would be no way it would be that tall anymore. Well like yall said , it's hard to see exactly the # of floors?? That would be great if they added a few more floors since then.

What ever that number is?? No doubt this will have a striking impact on the BR skyline along the riverfront! This will be the talk all around the South!

Got to have Faith! :w00t::yahoo:

That is nice! :D :D Nicer than the 1st, 2nd, and 3rd. I sure hope this turns out. Now that I've got something to look at I don't mind the extra 60 days. Off to Google Sketch for me. :D

Here's a picture that chop and scewd together that gives a better idea of the vertical impact.

I was wondering about the hotel too. This is the rendering I saw at WHL's office, so unless they changed it again, i would bet this is what we are getting. But i dont see a hotel fitting into the mix with this design. So maybe there is some sort of a phase two? Who knows, even after they build the tower there will still be that small sliver of land just south of the tower on the same block, so maybe hes trying to snatch that land up too? I dont think the 60 days could come any faster!

Yeah you right! I'm sure stoked about this! It's time for some more high-rise cranes on the other end of downtown to compliment the one's on the southern-end!

After all is done, BR will have a dramatically changed skyline with II City Plaza, new Courthouse, River Place, old Advocate site(next to it); and plans next to Hollywood casino.

I was just hoping River Place would be BR's "New" 2nd Tallest building ahead of the 310'ft. One American Place.

:offtopic: *Downtown was active last night! Something was going on at the new State Museum at Capitol Park with a live-band; illuminating/neon-blue lights and fireworks!

The new Schlitz & Giggles pizza joint on Third Street has a "sweet" neon sign right next to the retro Coca-Cola sign. The corner of Third and Florida was all lit-up!

This is great! And this new design is a nice improvement. I loved the height of the 36-story tower but like a previous poster mentioned I was not ecstatic about the quasi-cylindrical beach condo design. This is much better and "hopefully" the River Place delays will come to an end. Richyb downtown is currently experiencing some "legit" infill on the southside with CP II and the Courthouse, and if River Place can break ground this year talk about the Makeover DT BR will get as it sheds more of its 1980s skin and adds some 21st century touches, and not to mention Shaw Center as a good precedent to have for more big-time downtown developments.

WOW, very nice Dan! :shades: Great details! You got skills; you are ahead of your time. Impressive stuff! Are there two floors on the top penthouse level?? I really like this new sleek design; something out of the year 2020.

Do you have a skyline angle from the I-10 Miss. River Bridge?? That angle will give me a better idea how tall River Place will be compared to the rest of the high-rise buildings downtown. From that bottom pic at Port Allen landing, it appears much taller than One American Place & Chase Tower bec. they are farther back a few blocks.

Can't wait for the announcement in less than 54 days??

Wooaahhh :o My bad! Suddenly more of your pics appear!!! Thanks! Fantastic addition to the BR skyline!!! :w00t: Like all the different angles too! Definetly looks like it could be BR's New 2nd Tallest!!! Maybe 350' ft.?? One American Place is 310'ft. & Chase Tower is 277' ft.

How did you sketch up that to those heights?? A person once asked me "why do the number of floors matter"? I guess because BR's malnutritioned skyline needs all the help it can get + I just like tall/vertical buildings.

The massive new Courthouse(201' ft.) and II City Plaza sure will add some serious bulk on the southern-end of the CBD! At 16 feet per floor the new Courthouse should be taller than II City Plaza(with the same # of floors). The spire may make it close??

Wonder how much longer til' they make an announcement for the old Advocate site??

Which is supposed to be taller....the courthouse or II City Plaza?

I think I remember someone posting that the new courthouse will top out at 201', while the actull height of II City Plaza will be somewhere between 150' or 180' tall, and the spire will be added to that height, so I think its anyones guess. But over all, I think the Courthouse will look taller because its roofline has an overall greater height. I am a firm believer that building height should be the highest occupiable floor, and not the spire. RSA Tower in Mobile its a great building, but it claims to be over 700ft tall and tallest building on the gulf coast, because its spire is 1/3 of the building height. Ive seen the building, and im sorry, but it shouldnt be considered taller then one shell square in nola.

I really do like the new rendering for River Place. The only thing I dislike about it, is the location. Shreveport's skyline looks so good because of how clustered the buildings are. Baton Rouge's buildings are just to spread out and River Place looks all alone on the River. I suppose though that when something gets built on the advocate block, and the block next to the hilton, it wont be as alone. But Baton Rouge's skyline still wont be so dense looking because all the other tall buildings are lined up along third street. Yet, beggars cant be choosers, I guess I should just be happy the are building anything anywhere downtown, lol.

I posted the Courthouse number#193; and II City Plaza back in Nov.

Agree totally on the highest occupied floor and Shell Square being taller than RSA!

That's exactly the case with BoA Plaza's(Atlanta) claim to being the South's Tallest Building. I wasn't a very popular poster in the Georgia threads on this subject a while back; it just makes me laugh  Chase Tower in Houston should be the South's Tallest IMO; At 1,002 ft' and a flat roof. BoA Plaza is listed at 1,023ft' when you add the pyramid spire cage ft'? + 90'ft obleisk. I have seen both skyscrapers in each city.

If the BoA building(55-stories) were flat there would be no comparison vs. the Houston Chase Tower(75-floors)

Riverplace and old-advocate site developments should/will help with the height gaps in the northern part of downtown, not to mention the River Park mid-rises slated for the lots north of Hollywood. And, coming east over the Mississippi bridge, the skyline will 'appear' much denser once II CP and the courthouse are done. BTW those are some sharp rendering skills, Dan.
