Downtown Greensboro city tax values surge. The tax value on downtown property grew nearly 20% the past year. In comparison, the rest of the city only rose less than 2%. A year ago the Elm Street Center was worth $2,977,700. Today its worth $5,102,700.

The Allure nightclub building went from $418,100 to $931,000

The Wells Fargo Tower went from $33,973,800 to $41,175,300

There were a few properties downtown that decreased in value (mainly condos). But overall Its great news for downtown and particularly people who have invested money in downtown property. But at the same time it is a double edge sword. Land owners will have to pay more taxes and they would pass that on to businesses who are leasing store fronts. Additionally higher downtown land values can make it difficult for developers to pull off large scale projects and make the financial numbers work. But the rise in property values is an indication that downtown Greensboro is doing really well.

It really frustrates me I when I continue to see developers build sprawling horizontal developments instead of more dense vertical developments. Its a waste of valuable and limited downtown real estate.

That's because, honestly, there's nothing that truly dictates building up in cities with a lot of land that lack geographic and other constraints, which is basically most of the South.

Dame's Chicken & Waffles of Durham plans to open restaurant at the corner of MLK Jr Dr and Gorrell Street in Southside. The restaurant will be located in the space Vintage 301 use to occupy. Greensboro will be the restaurant's second location and there are plans to open up restaurants in Charlotte and Asheville.

I noticed they have started the renovations on the 9 story Southeastern building in downtown Greensboro. A leasing sign has also been posted on the building. I'm excited to see this project moving forward.

Thanks for the heads up. The interior building will be converted to 51 apartments, 20,000 square feet of office space and three retail spaces, including a restaurant and nightclub.

The exterior work will include redesigning the base of the building so that it looks like did in the early 20th century.

What a difference two or three buildings can make. It could happen if downtown could land a corporate headquarters and a couple of developers build a couple of mixed use apartment high-rises. Just three towers buildings between 15 and 20 stories would give Greensboro a pretty respectable skyline. This is pretty much on par with Greensboro's neighbor 30 miles to the west. Greensboro could have had a tower taller than the Lincoln Financial Building if Bank of America had chosen to build a regional office building in downtown Greensboro instead of building it in the suburbs (High Point/Greensboro)

This is the Bank of America regional building on the edge of High Point near Greensboro. At five stories, its a mammoth building and would have been a pretty tall skyscraper on part of a block in downtown Greensboro, at least 30 stories.

This is just one of the wings on the B of A building. There are three other identical wings

I also know plans for a federal courthouse in downtown Greensboro (between 15-20 stories) are still on hold and probably will continue to be on hold for a very long time with today's economic climate and the GOP's control on federal spending in Washington. Greensboro seems to always get so close and then something happens and the bottom falls out. Just like with the 15-story office tower that was suppose to go up next to NewBridge Bank ballpark. A tower there would have expanded Greensboro's skyline away from Elm Street.

groundbreaking for the first full service 10,600 square foot grocery store in downtown Greensboro will take place August 23, 2012 at 620 North Eugene Street. The store will have a deli, bakery, fresh produce, canned/box food items, cafe and more. Its actually pretty large for a downtown grocery store. Most downtown groceries across the state are around 4,000-5,000 sq feet, offer less products and look more like convenience stores with produce than a grocery store.

There appears to be two different renderings. The one below is the newest rendering. In many ways it's like a Trader Joe's or Whole Foods but its Greensboro based.

The new luxury downtown apartments (Greenway at Fisher Park) are across the street from the Deep Roots store site. The grocery store will definitely be a selling point in attracting tenants here.

you can see how close the apartments are to the ballpark. The tan building between the ballpark and apartments will be demolished to make way for phase two of the Greenway at Fisher Park. That phase will be directly next to the ballpark overlooking left field. The developers said a mid-rise to high-rise structure could overlook the field and include retail.

Back in June Cooper Carry out of Atlanta made several recommendations for downtown Greensboro, one of which is luring a major corporate headquarters downtown. I'd like to see VF Corp sell its corporate complex on the north side of Greensboro and locate downtown. I created a quick drawing showing a 12-story VF Corp tower attached to the Wrangler headquarters. It would make sense to consolidate the VF Corp offices with the Wrangler headquarters and there is plenty of land for a tower and a parking deck. VF Corp could save millions in property taxes by combining the two operations in one complex. If we want to attract corporate headquarters to the center-city, we need to start with companies already based here. It's unfortunate that the vast major of companies based in Greensboro are not headquartered downtown. The only major headquarters downtown are Wrangler, Carolina Bank and the Insurance division of Lincoln Financial. I certainly would love to see Greensboro companies like RF Micro Devices, NewBridge Bank and Lorillard Tobacco Company locate downtown. We need more white collar jobs in the center-city.

According to the News & Record, the historic Cascade Saloon in downtown Greensboro might be restored thanks to city efforts. I'd love to see the building restored since it's one of the oldest buildings downtown and also occupies a very important location along Elm St. as it helps form a continuous streetwall all the way to Lee St.

It should also be noted that, should the building be torn down, nothing could be built on the lot in the future since it's in the railroad's right-of-way.

CityView apartments located in downtown Greensboro is expanding a second time. The announcement comes after developers of the Greenway at Fisher Park announced they were expanding. The CityView expansion includes renovating an old warehouse and turning them into apartments. Other apartments are planned for land Signature Properties purchased. Finally an 8,000 square feet amenities center will be built. The complex already has a clubhouse with a business center and cardio center. Here are the properties to be developed.....btw that brick warehouse on the triangle property is an ABC alcohol warehouse. They are the last properties left in Southside for new development.

Greenway at Fisher Park is looking good too. Can't wait to see the new building go up in phase 2 (Greenway at Stadium Park) Both CityView at Southside and Greenway at Fisher Park have excellent views of Greensboro's Skyline.

Does anyone have any information about any planned, construction in the block bordered by Prescott St. & North Cedar at Battleground in downtown Greensboro? 

I was in that area today and Chilton tree removal is clearing out trees. A few houses remain on the block and a couple of businesses front Battleground.

 

This is a pretty large track of land and is two blocks west of the new Greeway Apartments. The block appears ripe for development.  Maybe another apartment development??

I'll have to drive by there. Based on what you said, they are clearing out for something. I always keep tabs on construction projects from the constructionwire website and I haven't seen anything for that site. Do you think it will be part of the greenway? like a mini park?  Part of the site borders the greenway and I do remember seeing plans for a mini park along the greenway in northwest downtown. It would be nice if apartments were going up there. I'll check Guilford County GIS website to see who currently owns the land.

Redevelopment of the 9 story Southeastern Building finally moves forward. City Council approved incentives. With the council's support, the project has secured historic tax credits as well. "The city’s approval of the incentives package clears the way for Siegal and Tucker to proceed on due diligence for the development and close on the Oppenheimer loan in the next 60 days. Construction would start about 30 days after that and take between 12 and 14 months. Building permits for the project have already been approved by the city, HUD and Oppenheimer." This puts the timetable of completion around April or June of 2014. The project will include a mix of apartments, office, retail and possibly a nightclub in the basement.

Deep Roots Market, which is sort of like a cross between Whole Foods and Trader Joe's will open March 20th. The store is located across the street from the new Greenway at Fisher Park luxury apartments.
