Greenville, SC - Jack Snedigar with Spectrum Commercial Properties recently represented KentWool Development in the leasing of space in the Historic Chamber of Commerce Building at 135 S. Main St., in downtown Greenville to Smartwork Network and Carolina Media on the entire 5th floor, for their corporate offices.

Snedigar also worked to renew the leases for Fox Capital Partners, a local real estate developer and Euphoria, LLC, the entity that hosts the annual charity food and wine festival, as well as The Court Square Restaurant Group, and The Covington Group.

Jack was quoted as saying “our building is an iconic building and in very high demand. There is only one small suite available on the 4th floor & a single office on the 1st floor.”

NEXT on Main Tech hub going into the BofA building.  

 

I heard that 2 Main St. was going to be demolished soon, and this seems to reinforce that, since these chanegs will involve tenants leaving that building.

I would like to see the Bowater building reconfigured to better address it's surroundings (in other words Falls Park).  Considering the changes about to happen in that area, an investment in the building would seem like a good investment.  The ground level should be converted to retail storefronts whenever the Post Office property is redeveloped. I wouldn't mind seeing the Wyche firm building getting a new life as something different too.

Glenn Batson represented the seller in selling 5 AC of land at 104 S. Hudson St., Greenville, to Asterisk Development LLC.

 

Looks like more townhomes.

Randall Bentley represented Lee & Associates-Greenville in leasing 411 River St., Greenville.

 

Earle Furman and Alexi Papapieris represented the landlord in leasing 1,600 SF of office space at 716 S. Main St., Greenville, to Yeargin, Potter, Shackelford Construction. Hunter Garrett represented the tenant.

 

Keith Jones represented the Hawkins Law Firm in leasing 2,483 SF of office space at 501 River St., Greenville.

 

Frank Hammond and Nick Reinhardt represented the sub-tenant, Splash on Main LLC, in leasing 3,500 SF of retail space at 807 S. Main St., Greenville, to the sub-landlord, Greenville Weddings LLC.

 

Zach Hines was the listing and selling agent in the sale of 2,000 SF of office space from Gary W. Glenn to Rallis Holdings LLC at 205 E. Stone Ave., Greenville.

John Gray and Drew Stamm represented the seller, Branch Banking and Trust Company, in selling a 6,512 SF office property at 323 Buncombe St., Greenville, to James E. Woodside & Co. LLC.

 

 

This landowner now owns the entire block (Academy/Buncombe/Hampton Ave./Duncan St.) that is behind the BB&T building. About 2.40 acres.  Anyone know of any plans for this parcel?  Paid 825,000 for the .65 parcel with building decribed above.   

 

Charlie Whitmire represented the tenant, Perceptis, in leasing 16,411 SF of office space at 325 W. McBee Ave., Greenville.

 

 

I assume this is for additional space, and not just a renewal?

W.N. Watson Tire and Automotive will be vacating their store at Washington and Irvine Street across from the Federal Building.  

The property owner of the Watson occupied parcel also owns the adjoining parking lot that runs along Church St from Coffee to Washington St. 

that would be a great opportunity for redevelopment.

It's a great day if you own part of Riverplace:

 

Spartanburg-based Pacolet Milliken Enterprises Inc. said Wednesday it will move its main office to Greenville and open an adjunct office in New York City.

The company said it will relocate in early fall from its current location in the Corporate Center on Business 85 to Riverplace in downtown Greenville. The New York City location is still under negotiation.

"Just as Roger Milliken and Charlie Daniels envisioned, we see Greenville and Spartanburg as a single community,” Pacolet's President Richard Webel said in a statement, referring to the two late, prominent Upstate businessmen. “The downtown Greenville decision was purely a reflection of convenience for our people. Of our 24 full-time associates, 14 live in Greenville, three live in Spartanburg and six live in between."

"Although a large majority of our activities are now outside the Upstate, including significant holdings in Charleston and Columbia, the Upstate is our home, and we will continue to recognize and support the region as our heritage."

After considering numerous options, Pacolet Milliken made a long-term decision to keep its main office in the Upstate while opening an adjunct office in New York City, company officials said.

Last year, the company was recognized as the largest contributor to Spartanburg County's economic development activities based on its recruitment of Toray Industries and Bass Pro Shops. The company has five major tracts for sale consisting of approximately 2,900 acres across the Upstate with the potential for 12 million square feet of industrial development, as well as a master plan in development for property in Clemson.

Pacolet Milliken Enterprise is a private, family-owned investment company founded in 2007 by the shareholders of Milliken & Co. “with a forward-looking mission to secure and grow high-quality assets with enduring value” in energy and real estate markets, according to a company statement.

Pacolet Milliken’s history dates back, through Milliken & Co., to the 1860s.

In July, the company announced the sale of a portion of its Southeast retail portfolio, consisting of five Harris Teeters and three Publix retail centers, for $125 million to Echo Realty. The transaction, brokered by Berkeley Capital Advisors, was a part of an overall portfolio repositioning for Pacolet Milliken that included the sale of approximately $280 million in real estate assets in 90 days in Orlando, Manhattan, Atlanta and South Carolina, company officials said.

“2015 has been an important transition year for the real estate division at Pacolet Milliken. In addition to continuing to build our team, we have been repositioning our real estate holdings to further focus on best-in-class assets in top U.S. markets,” Clay Adams, executive vice president and head of real estate for Pacolet Milliken said at the time. “While we were already in a strong position, these sales further solidify our ability to invest in 100 percent-owned and joint venture real estate opportunities across a wide spectrum of product types and geography.”

Pacolet Milliken’s real estate division has had significant investments in commercial assets and land holdings located in major U.S. markets and across the Southeast. Based upon market conditions and opportunities, Pacolet Milliken has invested in class A stabilized assets, renovation/turnaround opportunities and in ground-up development.

“Pacolet Milliken will continue to build its property portfolio, one that is significant in scale and one that positions us for compelling investment opportunities in our future,” Webel, president of Pacolet Milliken, said in July. “We anticipate substantial growth in both of our real estate and energy and infrastructure divisions over the next five years.”

Webel couldn’t be reached for comment Wednesday.

In April, Lockhart Power Company and Pacolet Milliken announced the start-up of a new landfill gas-to-energy renewable energy facility at the Republic Services, Inc. Upstate Regional Landfill near Cross Anchor in Union County.

Lockhart Power Company’s wholly owned subsidiary, Lockhart BioEnergy, LLC, owns and operates the facility which consists of two reciprocating combustion engines that produce 3,200 kilowatts of electric power capable of supplying approximately 1,800 average size homes. The facility’s output was being purchased by Duke Energy.

Based on U.S. Environmental Protection Agency methodology, the carbon emissions prevented by the Upstate Regional LFGTE project from entering the air was equivalent to the consumption of roughly 900,000 gallons of gasoline each year, the companies said.

This year, the United Way of the Piedmont, which serves Spartanburg, Cherokee and Union counties, also recognized Pacolet Milliken for its participation in fundraising efforts.

Pacolet Milliken received the Community Impact Award presented to the company with the highest percentage of employee giving invested in the community impact fund or priority areas of education, financial stability or health.
