I was wondering if this was at least part of what you were hinting at yesterday.

Does anyone watch South Park? Did anyone see the new episode last night?

It will be right up everyone's alley, its about South Park developing "run down" areas with mixed use projects to lure a Whole Foods. It's genius. Here is an example

Just a casual, perhaps wrong, observance.

It it seems like Charlotte's downtown is developing more dense than our Southern peers (which I prefer). We've always been really compact but as development continues, it stays pretty compact. Whereas our Southern peers seem to me to have fairly significant gaps between their denser, taller developments.

Another observation. It seems like compared to Austin and Nashville, it seems like their developments generally skew towards residential whereas ours always seems to skew towards office.
