Dallas Residential Projects

Brooks Partners and Turtle Creek Holdings are teaming up on a new project call Museum Tower which will be located in the Arts District of downtown Dallas between the nasher Sculpture Center and the Morton H. Myerson Symphony Center. Musuem Tower will be 20-stories tall containing 100-125 conduminiums with the exterior of the building made of stone and glass. Construction should begin later this year and take ~18-24 months to complete.

Along with the central building, the Museum Tower will include underground parking, a half-dozen low-rise townhouses directly across from the Nasher garden, a swimming pool and gardens for the residents. The north side of the building also faces one of the parks planned for across the freeway.

Came across an article about Azure, which is being built in Uptown. Appaerntly, 80% of the 202-units were presold.

The building will feature mostly blue-tinted glass and stone for low maintenance and a long-term appeal, Cheng said. Constructed of glass and an aluminum curtain-wall frame, the building will never need painting. The stone is long lasting.

"We want to imply a sense of timelessness to it by using a timeless material and classic lines," Cheng said. "We're using a wind-resistance core in the central core with no moment frames. We're using a lot more glass and a sheer core because it looks prettier and is easier to build."

Dallas Ministries to purchase old office tower and convert it into shelter for poor.

Central Dallas Ministries is requesting $1.75 million of that money for its project at 511 Akard, which would include 209 residential units as well as ground-floor retail and two floors of offices for the agency itself.

The Beat at South Side Station will be built to the south of downtown Dallas at Lamar and Belleview streets. It will also be next to the Cedars light rail station. Sales for the project may begin later this month and the project could be complete by late 2007.

Plans for the Emerald have been released after the original plans brought opposition from area residents because of its location near White Rock Lake. The Emerald was originally planned last year to be 25-stories, the revised plans call for 10-stories with 200 residential units. The developers hope to break ground in the first quarter 2007 and complete the project in 18 months.

Crescent Real Estate announced phase 2 of their Ritz-Carlton project. The Tower Residences will be 23-stories tall and contain 96 units. The building, designed by architect Robert A.M. Stern, should be complete in the falll 2008. The first phase of the project is already under construction and is scheduled to be completed in the third quarter of 2007. The Residences at Ritz-Carlton will house 217 Ritz-Carlton hotel rooms and 70 condominiums in a 21-story building.

Another project is in the works for Cresent acroos the street from the Ritz site:

Fort Worth-based Crescent also owns the vacant block across the street between Olive and St. Paul streets where it has plans to build a Canyon Ranch spa and condominium towers. No timetable for that project has been set.

Museum Tower (post #65) has undergone a redesign and is now planned to be 42-stories with 125 residences. This will be the tallest all residential building in Dallas at 560 feet. A marketing center for Museum Tower is set to open next month and construction is planned to begin early next year.

It's in the middle of the block, apparantly surrounding by trees....this isn't a public building, so there is no need for lawns and forest and such....this should be pushed to the corner of the block and contributre to a streetscape.
