I was at the West End Associating meeting tonight and had a chance to ask one of the city representatives after the meeting about the Grape. I was told the Grape was still trying to locate in Riverplace and is appealing the zoning (as reported in the Greenville Journal). But I have never been clear what the problem was. The explanation I was giving was that zoning was concerned that the Grape was misrepresenting it intended business (221 North across from the Hyatt was giving as an example of doing this, it was suppose to be a restaurant but is a late night dance club) and the Grape was trying to do the same thing. The representatives of the Grape assumed that zoning would not be a issue and did not represent themselves well. City council and the zoning board had no idea what kind of business the Grape was so denied them zoning. The city representative said that if the Grape's presentation would have been clearer and better the city and zoning would have had no problem with the zoning request . The city representative even said that the Grape is exactly the kind of business that the city wants for that location!

How frustrating!

This brings up a point of curiosity with me.

I wonder...do the city's zoning applications even have a place to indicate that your intent is to operate a dance club? Does the application even provide a list or does it provide a place for a free-form answer? If it does provide a list of options, does it ask you to choose one choice or to choose all that apply? If not, then perhaps the applications should be modified to provide a list of options and include all possible options so that every possibility is covered (as best can be) and that nothing is left out.

I'm reading an awful lot into this because I've never seen the city's zoning applications; however, it seems to me (reading between the lines) that the city's zoning applications are inadequate. If the applications are inadequate and if proper questions aren't asked by the city's zoning board before approving zoning, I really can't fault the Grape here, nor can I fault 221 North Main or or Blue Martini. It's just an unfortunate shame that the Grape is apparently paying the price for this.

Present Zoning Classification and Requested Zoning Classification are both somewhat open-ended, depending on what classifications can be. I couldn't bring up the city's zoning ordinances; however, I presume the possible classifications are documented within. I wonder what all of the classifications are. It would seem to me that the ordinances and applications are both in need of modification.

From my understanding, unlike most zoning districts, in the city central business district every application to sell alcohol is decided on a case by case basics. I am assuming that the Grape was not aware of how the zoning worked in the central business district ( for better or worse) and made a poor presentation. The city is trying to balance nightlife with residential and retail. That is the reasoning I was given for the case by case zoning.

Exciting news! The parking lot between Coffee Street and North Street now has an Available sign posted at one corner! I remember btoy mentioning a possible development on this property several months ago, but it is finally up on the market and as prime as any piece of real estate available anywhere else in downtown. Okay, now we have an opportunity for the homeless "Main at Broad" tower and it would be even more impressive on the skyline. :shades:

:yahoo: I'd love for the 15-20 story tower to go there. you're right that would be a prominant location for the skyline.

Which reminds me that it is once again time to rant about Greenville's desperate need for a truly signature tower. If the City needs to create an ordinance for such a thing to happen, then sobeit. I would rest much easier at night knowing we had a uniquely recognizable highrise icon to be proud of. It should be original and artistically smooth, not generic and flat-roofed. A nice dome-type structure on top would be excellent, and I know there are many other designs that could look just as well.

It is large enough to build a new global headquarters tower.

I just found out that Furman University is planning to build a new retirement facility on their campus. Called The Woodlands at Furman, it will be developed by Texas-based Greystone Communities Inc and Greenville's The Cliffs Communities. A formal announcement is expected to be made later this month. This sounds like a quality project for Greenville. :D
