... I'm wondering if the Westin will also have its own, separate groundbreaking ceremony the day it starts construction or whether they're gonna do like the Trader Tower, drop a pile driver on us, and be done with it

I received today in the mail my media kit for the Cityview project. Nothing really new here but I figured I would post the pictures again maybe for those who have not seen it. This development is to be built on Bonney Road where Constitution will one day be aligned. Unfortunately, phase one probably won't begin until next summer. :( Sorry some of the pics don't align.

excellent post with the pictures. And wow, i didnt realize that they are going to cut through a lot of homes when then extend the constitution. I guess that is part of the process in that area and eventually they are going to extend all of the roads and get rid of all of those houses. When are they planning on extending constitution? Also, if they grid the area(like all cities are) and extend all the roads, that could theoretically fix the traffic problem without the need for another over pass in that area.

when these projects realy start rolling, it is really gonna start looking like a vb downtown.  So does anyone think they will adopt the name City Center for the area or continue skating around the idea of calling it anything like a downtown in fear of scaring of VB residents?

Well being as everyone calls the NoVa downtown "Tysons" I don't see why they don't promote "Pembroke" for the area. It is already well established and historic. I think "Downtown VB" is too lame. The Town Center name is for that one project but its use may expand as well. City Center sounds "too urban" and would scare away all those folks in Kempsville lol...

Nice pics guynvb. I myself went to the oceanfront today and i have a question for you. There is a building going up next to the Ocean beach club project but it is not, i repeat, not related to that project at all. There is a tower crane in use and it's already on its 8th floor. There are no renderings or signs at all outside that site except to say that its financed by wachovia. Does anyone know what this building is? Judging by floor size and tower crane height it should be in the same height range as the OBC (Ocean Beach Club) and Hilton.

No. This building is very much under construction. It is on the Oceanfront side next to the days inn. Right now it is an 8 floor concrete skeleton with a yellow tower crane hovering over it. The discovery center you have shown above is part of the OBC.

I'm pretty sure this one is not in our development queue as far as this site is concerned. It slipped way under the radar screen. If i find one of the other pics though i can point out its exact location. Be right back. I'm gonna go pillage one of the other threads for a pic.

Hey Vdogg look at the pic and you will see that it is going right next to the Mayflower just like the box in this photo and it was on the forum earlier and is part of the OBC.

Omg. :lol: Please people listen to what i am trying to say. The building going up that i am referring to isn't even part of this picture. Look at the picture. Look at the building in the top right corner. Directly to the RIGHT of that, just off the edge of the picture, is where that building is going up. I have been to the OBC site in person many times and trust me when i tell you this is not only not part of that project, it is not contained anywhere within any of the highlighted foot prints. The building is going up to the right or the building with the rainbow stripe and to the left of the days inn. Somebody please get me a street level pic, i'm going crazy. :lol:

On a side note my question isn't really Towncenter related so i am moving this all to the development thread.

CH&B Associates will ask the City Council on Tuesday to rezone about 163 acres for a residential, office and commercial development along South Plaza Trail.

Housing would total 722 units, including 304 apartments; 125 two-story town houses; 165 three-story town houses and 128 single-family carriage houses.

The upside

Deborah Blotkamp, president of the Timberlake Community Association's board, said, ``If anything, it'll help appreciate the value of our homes.''

The downside

Some concerns remain about traffic and the loss of open space. School officials have warned that portable classrooms might be needed at Providence Elementary, Larkspur Middle and Kempsville High to accommodate children who move into the development.

On city maps, it's a gaping green space encircled by a dense mix of housing subdivisions, one of the largest undeveloped parcels in the Beach's northern half.

But soon, this estimated 163 acres of woods, soybeans and open space in Kempsville could be sprouting hundreds of homes, office buildings and retail shops.

The project's boosters say it is designed to bring an urban feel to the center of suburbia, offering young professionals, empty nesters and middle-income families quality housing choices and, eventually, places to work and shop.

But along with the growth come worries about more traffic congestion, crowded schools and dwindling green spaces.

No one disputes that it would be a major change in the landscape.

The property straddles South Plaza Trail between bustling Princess Anne Road and South Independence Boulevard. The owners, CH&B Associates, already have lined

up developers for the residential piece.

They plan to build a mix of 722 housing units on nearly 82 acres on the south side of South Plaza Trail, with apartments renting from $800 to $1,100 a unit and town houses and carriage houses selling from $165,000 to $210,000.

No plans are on the table yet for the proposed 67 acres of office and commercial space on the north side of the road. Sandwiched between this acreage is a 13.7-acre parcel that Bon Secours Hampton Roads Health System purchased from the owners in 1999, with plans for an ambulatory surgery center and medical office buildings.......

``It's a very urban look,'' Smith said. ``It's not more of the same old, same old. This potentially could give this area a shot in the arm.''

The project also will boost the city's tax base. The residential development alone eventually could generate roughly $1.2 million in annual real-estate tax revenue, based on estimated rental and sales prices.

Nearby residents who have seen renderings of the plans said they were impressed by the quality of the homes, featuring gabled roofs, dormer windows, premium vinyl and brick. The Timberlake and Larkspur Greens communities border the development to the north and south.

``If anything, it'll help appreciate the value of our homes,'' said Deborah Blotkamp, president of the Timberlake Community Association's board. ``The landscaping, the design of the buildings, it seems to be very quality work.''

At the same time, some worry about increased traffic and crowded schools as well as the uncertainty of what kind of office and commercial development might occur....

Smith said planners agreed to accept the resulting increase in housing density as a tradeoff for guarantees from the developers that it would enhance the project's quality - including a 32-page color ``development manual'' that details the design of homes, landscaping and other features.

The developers also will pay for roadway improvements, said R. J. Nutter II, an attorney representing the owners. These projects would include widening South Plaza Trail from two lanes to four and adding left-turn lanes onto South Independence Boulevard and Princess Anne Road.....

``We thought it has a lot of potential,'' said Catherine Holder, Sandler's project coordinator. ``It introduces a new element and is a little more urban but very flattering to the area. The demand is definitely there.''
