  1. The shape of South End is a huge reason the light rail needs to have MUCH higher frequencies to be used for regular errands and getting around the neighborhood, as opposed to just commuting. Too many South End residents have to jump in their car to go from one end of South End to the other because the neighborhood takes nearly 40 minutes to walk from the Gold District to the southern end near Suffolk Punch/Harris Teeter area. The light rail should be able to compete with driving if running errands along the light rail could be done in ~10 minutes each way (a few minutes of waiting + a 2 - 5 minute ride on the train). Instead, it is too tempting to use your car when you have a 20 minute wait at the station.

  4. The Arcade, which is still undergoing massive renovations, has landed its first new tenant, a bar concept by the creators of Cafe Roze and Roze Pony. Industry veterans Julia Jaksic and Eric Lincoln plan to create a chic, intimate gathering space for locals and visitors, creating a sense of community similar to their first two concepts. Located in 1,600 square feet of space at 15B Arcade Alley, the to-be-named bar will open in fall 2023. Guests can expect a big, comfortable bar amid midcentury Italian design, think Milan in the '70s, Jaksic said, who is collaborating with Dryden on design. Currently at Roze Pony, Owen Gibler will lead the bar program, which will take center stage. A small food menu will be available featuring shareables like oysters or a charcuterie selection.   6. If there were 5 minute headways I would make an additional 4-8 intra Southend round trips a month on the Blue Line (lots more going out to lunch). Even more trips when the new Publix station is open. As the rail trail gets more clogged, the utility of my bike for intra-Southend trips has been severely diminished. The cost of scooters also makes them less desirable for these types of trips. My station is East-West. I frequently stop for a late lunch on my way home at Bland (or Carson back when the diner was open). These days I scooter home from there, but its nearly $5 to do that. A 5 minute frequency Blue Line would allow me to ride back to E-W and walk home.

  7. Too many think of the B in the BRT, when the real appeal is the R. True BRT must have dedicated lanes in key places to be rapid, or more importantly, maximize convenience for maximized user experience. Just imagine leaving CLT airport at the Terminal's curb at a station-like stop, traveling in a dedicated lane on Wilkinson Blvd between the airport and 277, then even a dedicated lane in Uptown, like College St, dropping you closer to Tryon than Blue Line. As it stands, the LPA for Silver Line would require connecting on an airport shuttle or separate airport people-mover out to an Airport station on Wilkinson, transferring to Silver Line, traveling to 11th Street in Uptown, then walking to 9th Street to transfer to Blue Line, then traveling to CTC/Arena, 3rd St/Convention or Brooklyn Village stations, then still walking an extra block to Tryon, compared to a single-seat, direct ride from the airport terminal curb to College St. Now also imagine waiting on that less convenient Silver Line to be built an extra decade into the future as the second phase of a rail project not even funded yet for its first phase out to Matthews.

  9. Looks like this land swap of existing city owned land on Caldwell St and the old Duke Energy data center site on College will happen. From the CLT Biz Journal ""After a lengthy discussion during its regular business meeting yesterday, Charlotte City Council voted 7-4 to approve a property exchange that could add key development around the newly renovated convention center. The land-swap agreement council approved is between the Charlotte Regional Visitors Authority and Berlin-based Millennium Venture Capital. The city will give 1.9 acres of its property at 501 S. Caldwell St. to MVC in exchange for 0.7 acres at 401 S. College St., which is part of a larger 2.3-acre site the developer is in the process of purchasing from Duke Energy Corp. Tom Murray, CRVA chief executive, said because the city is giving away much larger piece of land, MVC has agreed to demolish the building at South College and prep the site for development, which will cost about $2.5 million.   10. If today’s marketing brochure masquerading as press release does its magic and the project lands an anchor, then sure, construction in 3 months. I understand Charlotte may have some idiosyncratic variables driving local commercial real estate activity, but it’s hard for me to digest a spec build of this magnitude in this environment. Does anyone have solid reasoning for believing otherwise? Should one be a bit more sanguine on this project than Queensbridge because it is basically co-branded with deep-pocketed asset manager, Nuveen?

The Depot will be a 7 story (4 along Division St.) mixed-use project on the .9 acre triangular site at 600 Division St. It will feature retail space along Division St., some limited underground parking, and possibly some outdoor patios. The developers are Jim and Candace Higgins, who bought the land for $650,000 in 2021. This steep hillside slopes down to the CSX tracks, and is directly north from The Haven, and NE of Albion. Chisel Workshop will be the architect. The team will go before Metro Planning Commission on Jan. 12, 2023 for approval.   14. It is so stupid that there isn't a dedicated airport bus with only a couple of stops (absolute max 3) to/from the airport with no-less than 15 minute headways, preferably 10 during peak hours, using dedicated lanes!

  15. Tessera Development is looking to convert 500-520 Commerce Road (Trucker Pro) to TOD-1, allowing a mix of uses and up to 12 stories in height. This is in addition to the recent TOD-1 rezonings at 1003 Commerce, 600-614 Maury St, and 601-603 Albany Ave. If any of you are familiar with Charlotte, this really reminds me of the recent growth explosion in LoSo (horrible name), which has quickly been filled in with townhomes, apartments and mid-rises.   21. I took the train from Raleigh to Charlotte for the Panthers vs Browns game on September 11th. From my experience, and I'm an avid walker, I will take an Uber from the Charlotte train station to the stadium next time. IMO it's not that it's too far of a walk. It's just an awkward one since the sidewalks in that area aren't very great!

  28. I was at Office Depot at South and Kingston and crane booms were clearly in vane mode. Here and 110 East. They slowly moved left and right a bit but they were all angled in the same direction respecting wind direction.

This is an important milestone photo - we're seeing what this site has looked like for a very long time now - knowing that in even just a few months - must less a year - much less two years - much less from that point going forward - it will look VASTLY different!   32. Here are a few in Scott's. One of them has me puzzled as well. 1.) I forget the name - Scott's End, maybe? It's on Belleville - this is the one you can see the boom crane from a pretty good distance on I-195. 2.) The Otis - Roseneath Road. Boy - it feels like this one has been under construction FOR-EVERRRR... Glad it's wrapping up1 3.) I think this is one of the developments in Carver/Overbrook or on the near Northside/VUU area - the name of which escape me (and there are a bunch of new developments that are wrapping up, getting started or emerging from the pipeline in that part of town) 4.) THIS is the one that has me puzzled. Wait - is this construction happening on the west side of I-195?
