  1. Alright... I've been trying to avoid this conversation but I have to get in it now. And please don't perceive this as an attack - more of my opinion than anything. That said - building a beautiful structure that is of the SE/Deco style isn't going to do anything for occupation of the building. Businesses, from a business perspective, don't move into buildings for how they look, they move in because of the perks they get. Egotistical law firms and banks move into buildings because of how they look. And they will stay closer to the core. I think this building is fine. It plays well off of RMH.

  4. Wow... that's pretty decent looking. Actually, not half bad at all. Hopefully a larger version of the render comes out soon and we get a better idea of the scale of the thing.
  5. That would put the hotel about 135'. Should put it well above anything on that block. Will be hidden by Rolling Mill Hill from the east side, however.
  6. A quick hit - article from the NBJ yesterday released the initial leases for the 7000 Meridian in Cool Springs. M*Modal is most notable, as they were just sold to a JPMorgan Chase subsidiary today for $1.1B. A couple others that totals something like 22% leased are also on board. So that means the other 88%, as previously joked, will go to CHS.

  8. No idea. I wouldn't guess more than 120', unfortunately. As with Hyatt at around 176' and 250 rooms, this lot is a bit larger and can also support underground parking.

  10. With the way law firms are expanding in TN (see ESU's interview a week or so ago) AT&T might be getting a few more tennants, but the problem with firms is they generally don't take up a lot of space.
  11. They are taking 40k square feet, 2.5 floors in AT&T. No idea where that puts it percentage-wise.

  13. BR, did you forget that they are 55% leased on the MTC? 2 8ksqft leases put them over that coveted 60% preleased marker. I know we've been pessimistic but they've continued getting things done. As for another 20+ story office tower in SoBro, not gonna happen. I agree with you there.

  15. Correct, unless it's within the naming rights division of GET. This did, however, put on hold their Denver location (the $800m+ resort), for understandable reasons. So I guess those are future jobs lost? Something like that, I dunno. I'm sure more will be announced as the REIT is setup

  17. Hey so somehow I missed the Bristol project in Brentwood. Couple updates on that: Tower crane 1 is up, there is a second base further down the property. Looking north.
  18. Yeah I'm a bit confused too, J. 505Design isn't making what that render looks like here, I think that is in fact a suburban project. But in terms of layout/walkability/street activation - I think it's what OneCity will be like. I can see the resemblance to the inside of Opryland, with the waterways and stuff, but that won't be an asepct of OneCity. That example is in Texas.
