  1. Programatically this is great news. That's an improvement on the existing parking lot along the alley i suppose however that's a massive blank wall at the sidewalk. That's not an improvement to the pedestrian experience and it doesn't appear to welcome or orient visitors in to the Ryman very well. Deal with the topo change and put the cafe at the sidewalk and enhance or call out your entry a lot better. Oh, and please plant a tree or three along that sidewalk to make it a bit more comfortable. Oh well, it's better than the parking on the alley there now i suppose. Wonder if the site plan

  3. The property appears to be within Downtown Code boundary so if more than 50% of the building is taken down then any building that goes up will have to be 'urban'. I imagine the owner will build around the existing structure using the existing footprint and vehicular circulation pattern, sadly. It's unfortunate as that property is so visible and plays such a significant role in shaping one's first impression of downtown. That place always seemed very busy, particularly the drive-thru.

  5. Disappointing. I don't have confidence that the BRT will be done in a manner that it drastically shaves trip times or that it's significantly distinguishable from typical bus transit so as to actually be attractive to many choice riders. I won't even imagine that it will incent transit oriented development. Glass half full news: WE Av. corridor is/has been urbanizing and will continue despite the lack of significant transit investment. Glass almost half full: most/all of that development will still more than accommodate the auto (though they probably would have anyway). Unfortunate.

I've never read a comparison that suggested BRT has the pull of a modern streetcar and this isn't Bogata. Capacity is one thing, attraction is another. I guess if BRT's got dedicated lanes, pre-pay platform boarding, distinctive stops and busses et. al. - the infrastructure/lanes are permanent and separate then maybe that could be closer to happening.
