  1. Design Center Tower - 25 Stories in South End

    For those who haven't been by in a while, the courtyard around the water tower at the design center is being worked on now, and looks pretty good. Superica looks like it is nearing completion, as the interior is being decorated, and I saw them hauling furniture inside recently. Barcelona looks like it has a ways to go still. There is a ton of excavation going on around the building, where it looks like there will be a good amount of added patio space and street presence. The cafe in the front has some steel framing up, but the entire patio out front is still mostly just a patch of dirt. I'll try to get some pictures when I walk by today.

    They are finally laying steel at the 300 W Summit site. The view of DFA from that spot is pretty cool too.
  3. Charlotte's Light Rail: Lynx Blue Line

    Does anyone have an idea of how much more expensive it would have been to extend the pedestrian walkway over 277? In my mind if you are already building a bridge for the rail, it doesn't seem like it would add a ton of expense to widen it by 8 feet and add some concrete and a railing. I could be wrong though.

    Has there been any traction on the planned high rise next the this garage at the Design Center? I was walking around this area recently and can't help but think about how awesome this section of Southend could be. There is a ton of potential in the lots across from the design center right on Camden. This area could truly be special if executed well. Plus, I'm a sucker for neon signs - like the one Superica has put up outside their new spot.

    I think there is a ton of demand in Southend along Camden, Tremont, and in the Gold District. I think retail fronting South Blvd is more challenging.

    I'm guessing he meant the pedestrian experience that makes a city feel like a city. Charlotte will likely never be able to replicate the feeling of walking down M street in Georgetown or walking the streets around DuPont Circle. There is something about the old 3-4 story buildings built right on top of eachother that make DC so interesting to walk around.

    Also, it shows the power of expectations. Tryon Place was the carrot that was dangled in front of everyone's noses for years as the incredible transformative project that would change the skyline forever. Once the renderings were released, there was a let down. This was just a gravel lot that nobody paid attention to, a bit off the beaten path. If you put Tryon place on this same lot, people would love it too.

    I sort of agree. As an office tower I love it, but it looks a little too cold and corporate to call "Home". I am curious to see the other sides of this building. It would make sense to me to have balconies on the sides that face the rest of the city skyline as opposed to the sides that face 77 and train tracks. So maybe the other angles will be more inviting.

    I guess we already knew this, but it is pretty disappointing that the ground floor retail will only be a bank branch. It would be awesome if we could get a restaurant or bar. That would add so much life to this area before and after Knights games.

    Not 100% sure this is the appropriate thread, but does anyone know if there has been any interest in this string of properties along Morehead? I drove past them this weekend, and can't help but think of how awesome this strip could be if it became shops and bars. It could be quite the destination for Panthers home games if executed well. They definitely need a good amount of work put into them.

    Fencing has gone up around 307 W Tremont. It looks like this will be the next building to get its makeover in the design district. The only rendering I could find of this one is the rendering posted on the Charlotte Agenda. No idea if this is a full tear down or a major renovation.

    Noticed even more renovations being done on 1225 S Church this morning. This poor building has been undergoing renovations for about 20% of its life. That has to be an absolute headache for tenants. Hopefully this is an anomaly, and all of the other stick-built apartments in Southend don't start having these problems.
