Northpoint Hospitality is planning two hotels at a Midtown Nashville site that could reach 15 stories and contain a combined 339 rooms. The hotel brands are known at this time. Building permits reveal plans for two hotels on the 1-acre site anchored at 1901 Church St. One hotel would be on the SW corner of Church St. and 19th Ave. North. The other will be the NW corner of Hayes St. and 19th Ave. North. The permits describe one hotel with 204 rooms and a second hotel with 135 rooms, connected by a skybridge over an existing alley. The property's existing zoning allows for a building up to 15 stories. No renderings available yet. The three parcels are currently owned by Tim Reynolds, and he purchased them for $4.4 million in 2015. The permits list a principal at the Atlanta architecture firm Lindsay Pope Brayfield & Associates as a contact for the proposed project. A 2 structure mixed-use development is being planned along Church St, next to Deja Vu Showgirls: 1) 30 story (?), 462 unit residential tower with 12,777 sq. ft. of retail and internal garage at 210-212 15th Ave. North. William Shaar is current owner of the site, but is selling to the unknown developer. The site has been empty for years. 2) 20 story (?), 192 room hotel (unknown brand) with an internal garage on .16 acre at 1414 Church St. The Horrell Company is current owner of the site, but is also selling to the unknown developer. The site has been a surface lot for years. Kimley Horn Associates is overseeing land planning and engineering. No architect is listed at this time. No renderings are yet available. A hotel of unknown size and height is being planned for 1001 16th Ave. South (SE corner of 16th Ave. South and Grand Ave.) that is currently a nondescript 1 story brick structure owned by Belmont Church. Developer Mark McDonald, known for retail projects like Century Farms in Antioch, has the land, as well as a small parking lot across the street to the north (NW corner of 16th Ave. and Grand, known as 67 Music Square East) under contract with the church. He is teaming with an unnamed international developer. McDonald is asking Metro's Board of Zoning Appeals to modify rules regarding how far structures and underground parking must be set back from the street. But he is pursuing the project no matter how they rule. With the variances he is hoping for, he could design something larger. Once those decisions are made, he will share renderings and many more details.
