  1. Brentwood-based GBT Realty wants to build a two tower (one that could go as high as 20 stories tall) complex near the intersection of West End Ave., Murphy Road, and I-440. To be called 3415 Murphy, it will include 250,000 sq. ft. of Class A office space, 175 hotel rooms, 30,000 sq. ft. of restaurant/retail, and a parking garage on the 1.5 acre site at 3415-3419 Murphy Rd. The retail/restaurant space would front Murphy Rd., and the hotel/office towers would be toward the back of the lot, along I-440. No renderings as of yet, other than the schematic layout below. Project cost and financing are not clear yet. Proposed completion date is 2022. Metro Planning Commission is scheduled to review the plan Aug. 9. The commission's votes are non-binding on Metro Council, where 3 majority votes must occur in order for a requested zoning change to become law.   2. GBT Realtors is planning a 27 story, 370 ft. mixed-use tower that will be primarily residential at 2416 West End Ave., at the split with Elliston Place. There will also be significant restaurant and retail space on the first to floors, and 5 levels of underground parking. Some advance documents state that, all told, the structure will entail 556,000 sq. ft. GBT paid $8.1 million for the for the former Smoothie King/Rite Aid buildings closest to the intersection, and has the additional .87 acre made up of Emma's Flowers, Gyros Kitchen Greek Cafe, and Rotier's Grille under contract for undisclosed prices. There will be a small green space at the split, and a new driveway on the far eastern part of the site that will connect West End and Elliston Place. “Our priority has been on architectural design and pedestrian safety improvements, including upgrades at four surrounding intersections that GBT would fund,” says Fiona Haulter of GBT. “Through discussions with Metro Public Works, the Metro Parks Department, the Centennial Park Conservancy and Vanderbilt, we have identified opportunities to increase safety, accessibility and walkability to and from Centennial Park, Vanderbilt and businesses in the area.” Haulter said designs are still preliminary and that GBT is seeking “an exceptional and iconic design that is worthy of this gateway location.” Gresham Smith is the architect.   3. ONE22ONE will be the name of the 23 to 27 story, 365-500,000 sq. ft. office tower to be built on the .58 acre Firestone Store site at 1221 Broadway by GBT Realty. It will include 7,000 sq. ft. of street level retail. They are also under contract for the .2 acre site just to the west owned by Rusty Dunn, that will make the full site .78 acre. Tentative opening is 2022. The parcel is zoned to allow a building of 20 floors. It falls within the Metro Planning Department’s Downtown Code and, as such, GBT eventually will go before the Downtown Code Review Committee to seek bonus height, which could yield a structure of, as noted, up to 27 floors. The company is expected to offer street-level activation and design elements beyond what is required to gain the bonus height. Construction financing not secured yet. Eden House will be a minimum 10 story residential tower with probably 200 units being planned by GBT Realty for the site of the former Green Hills Fire Station on .87 acre at 2025 Richard Jones Rd, immediately to the north of Vertis Green Hills (18 stories, opened in 2018). GBT will soon hold a community regarding the plans says Metro Councilman Russ Pulley, in whose this district it would be built. He said the name Eden is derived from one of the original streets in Green Hills, while “House” references the former Nashville Fire Station building (pictured) sitting on the site. Neither renderings nor the future building's height has been released yet. Some clarity on the Beaman auto empire sale: The sale of his dealerships Hudson Automotive Group includes everything but the land (11 acres on Broadway, just west of I-65/40 inner belt, and 7 acres of 12th Ave. South at Hawkins, just south of I-65/40 inner belt). Beaman will retain the acreage for potential future sale or redevelopment. For the short-term he will lease the properties to Hudson for the car dealerships and auto shops. There is an additional 7.5 acres in East Nashville that are part of the set-up. David Hudson, CEO of Hudson Automotive, confirmed that they will ultimately relocate the dealership and associated auto shops to another location. In 2016, Beaman told the Business Journal that he thought his Broadway land was worth more than his dealership. "I've thought in years past that the value of the land just couldn't get any higher, and it just keeps going up. There have been some plateaus, sure, but I'm very confident," Beaman said then. "I'm not saying I'd take $15 million (an acre). … But I'd sure put a pencil to it."
