A tower of approximately 20 stories will be built on 1.44 acres at 915 Division St. where a Premier Parking lot currently resides. A water and sewer permit shows that it will include 472 residential units, 5,800 sq. ft. office space, 8,000 sq. ft. of restaurant space, and an internal garage. It is unclear if MarketStreet (the developer that currently owns the land) is the developer or possibly another entity. Rumors are that it might be LG Development out of Chicago, who will be building the 909 Division property (16 stories, 342 units, 254,800 sq. ft. office space) immediately to the east. A large scale project listing "300 units" (not sure if residential or hotel) is being planned by an unknown developer for 810 Division St, according to water/sewer availability permits. The site is currently owned by RJ Young and has a 1 story nondescript/non-historical structure on the approx. 1.7 acre plot which sits just west of Party Fowl Restaurant. No further designs or details yet. Based on the size of the lot and other similar sized residential/hotel structure in that area, this will probably be a 10-12 story project. 1711 Broadway will be a 20 story, 245', residential tower with 396 units, 5,900 sq. ft. retail, and a 396 capacity internal garage on 1.28 acres on the U.S. Bank site just west of Skyhouse Nashville tower and garage. LG Development Group out of Chicago is undertaking the project, with Norr Design handling architecture and Kimley-Horn & Assoc. handling engineering/land planning. The development will be accessible from both Broadway and Division St. The purchase of the land has not been made yet. It previously sold for just $350,000 in 2003. It recently appraised for $12.63 million. LG will go before the Metro Planning Commission on May 12th to request a site plan approval. McGavock Street Partners will go before Metro Planning Commission on Dec. 14, 2017 to request height modification for a 21 story boutique hotel (no brand yet), that would have 470 rooms as well as a 200 seat entertainment venue. The location would be the NW corner of McGavock Street and 13th Ave. South (the frontage road along I-40/65 on the west side of downtown). Originally this was going to be a Staybridge Suites. The address is 1212-1218 McGavock St., and sits just south of the former Deja Vu site, which is now being considered for a 3 tower Endeavor project. A 15 story, 345 unit residential tower with 2 retail slots on the ground floor is being planned for 1805 Church St. (SE corner of Church and 19th Ave. North) by Ascend Real Estate Group out of Chicago. Smith Gee will be the architect. Kimley-Horn is involved with engineering. The team will go before the Board of Zoning Appeals on Sept. 2 to request a special exception related to height and setback considerations. Ascend will need to acquire the properties with addresses of 1815 Church St. (Advance Financial) and 120 19th Ave. N. (Royal Thai) from an LLC affiliated with Nashville-based Jarman Development Group. That entity paid $3.2 million for the properties in May. The 3.9 acre block at 825 6th Ave. South is under contract to be sold by Green & Little Real Estate for an undisclosed price to an unknown developer. A water/sewer application shows 715 residential units (365 one bedroom, 326 two bedroom, and 24 three bedroom). Dependent on layout (and there is plenty of land on the site a couple of towers could be anywhere from 20 to 30 stories when you factor-in parking garages. There is no mention of retail, commercial, office, or hotel on the application....just residential. Several things to consider: 1) If it is just a couple of structures, there could be a large amount of landscaped leisure area as an amenity for the residents. 2) Perhaps this is only Phase I of a project that could include retail, office, hotel, etc. in Phase II. 3) Maybe this will be more spread out with half a dozen 10 story structures. Conjecture is that the sale price for the land on the low end would be at least $25 million. It was last purchased in 1993 for $1.2 million. 5 years ago Smithfield Properties out of Chicago proposed a 4 tower mixed-use project (with one being 40 stories) for the site, but it fizzled out. Kimley-Horn is listed as the civil engineer on the application. No renderings or diagrams available yet. 611 Cowan St. will be the address of a 17 story, 204 unit dual brand hotel (unknown names) that will feature a 1,300 sq. ft. restaurant, 1,300 sq. ft. of retail, a rooftop bar, and a 42 capacity internal garage. A partnership of RevPAR Development and Emerge Hospitality Group will be the developers. They have not purchased the .41 acre site from Donna and Charles Ewing, who paid $230,000 for it in 1999. This site will be directly east from the Oracle campus, as well as at the terminus for the Grace Street Pedestrian Tunnel which will connect to the Cleveland Park area underneath I-24 inner belt. Atlanta-Elevate Architecture Studio will handle design; Kimley Horn will oversee engineering and land planning. No renderings have been released yet. North Edge will be the name of a 6.8 acre development on the former Beamon Motors site at 1000 Hawkins St., to be put together by Marquette Companies, a major real estate firm with $1.9 billion in assets based out of Illinois. The project will feature one 12-story and three 8-story structures featuring 540 residential units, 500 hotel rooms, 160,000 sq. ft. office space. Most of the site is surface parking currently, and a non-historic 1 story auto shop will be razed. No word on the sale price, projected budget, nor renderings yet. Only a mock-up diagram at this point. 16th & McGavock will be a 29 story residential/hotel combo tower featuring ground level retail and an internal garage is being planned for the 1.17 acre lot (made up of 4 parcels) with a primary address of 115 16th Ave. South in Midtown. The amount of units and hotel rooms is not clear yet, nor is the hotel brand. The Roers Company is the developer; Hasting is handling the architecture; Kimley Horn will oversee engineering and land planning. DeSano's Pizzeria (non-historic 1 story structure) will be razed for the tower, and the restaurant will relocate next to Von Elrod's Beer Hall at 1010 4th Ave. North. The historic structure at 114 17th Ave. South that currently houses Zac Brown's Southern Ground Studio (built originally in 1903 as a church) has been up for sale by Brown since 2020. Brown will probably close the studio and pocket over $9 million in profit from the sale. It appears that structure will be saved and repurposed as part of this new project. A 2 structure mixed-use development is being planned along Church St, next to Deja Vu Showgirls: 1) 30 story (?), 462 unit residential tower with 12,777 sq. ft. of retail and internal garage at 210-212 15th Ave. North. William Shaar is current owner of the site, but is selling to the unknown developer. The site has been empty for years. 2) 20 story (?), 192 room hotel (unknown brand) with an internal garage on .16 acre at 1414 Church St. The Horrell Company is current owner of the site, but is also selling to the unknown developer. The site has been a surface lot for years. Kimley Horn Associates is overseeing land planning and engineering. No architect is listed at this time. No renderings are yet available. Time to give this its own thread. For the past 5 years Nashville Capital Group developers have made loose proposals for a large mixed-use project on the far west end of the Railroad District along the Cumberland River, just SE of downtown. The owners of the 9.4 acres site that sits at 407 Driftwood St. (just east and north of the I-24/40 split and just west of proposed connector bridge over the Cumberland River from South 5th St. to Fairfield Ave.) are now formally seeking rezoning of the project to make way for a large scale development. Driftwood District could be made up of multiple 20 +/- story towers, 1,636 residential units, 409 hotel rooms, 82,000 sq. ft. retail, and internal parking garages. Kimley-Horn is named to oversee engineering/land planning, and Hawkins Partners will be in charge of landscape architecture. A primary architect is not listed yet on documents submitted to Metro Planning Dept. Originally Nashville Capital Group had had been granted rezoning from industrial to office/general, but now they want to update to residential/mixed use. The team will go before Metro Planning Commission on Dec. 8th to request the new zoning and a community plan amendment.
