The West's newest skyline king--Las Vegas?

Here is an odd question for you Vegas people,  I see all these towers, and all these proposals for condos.  Are there any office towers in Las Vegas?  Any proposals?  Coming from someone who has never been,  the only impression of the city I get is one of the strip where hundreds of mega hotels pop-up at random all over town.  Is this the correct impression?  Or would there be actual, Industry outside of gambling in Las Vegas?

You are absolutely correct!

Downtown Las Vegas is another gambling cluster (actually predating The Strip). There are a few 12-15 story government buildings on the south side as well as a BofA tower (maybe 16 stories). Other than that, there is a small concentration of office towers (again 12-20) stories) at the Howard Hughes Corporate Center) off Paradise and Flamingo Road I believe. All told, there may be a dozen office mid-rises around town that I can think of, an most if them are probably leased by firms that service the gaming industry.

As far as industry here goes... just about 100% is directly tied to the construction industry (ie. drywall manufactures, etc.) or the gaming industry (the largest slot machine producer in the world is in vegas, no suprise).

The town realizes full well that it is has all of its eggs in one basket and is really trying to diversify and bring other more traditional businesses and industry in. So far its tough going because places like Phenoix are more attractive to companies wishing to move out of So. California. Gaming really does cast a negative image over this place that is almost impossible to shake.

There literally are casinos all over town, and more seem to sprout up almost overnight. The big names (MGM-Mirage, Cesars Ent...) stick to the Strip, but a local's casion company (StationCasinos) has almost a dozen around town locations. It's kinda sad because these make up the entertainment hubs for sections of the city. Want to go see a movie, hang out and have a beer with friend... drive to the Green Valley Ranch in Henderson. But I guess it's like driving to strip mall bar in most other cities if you don't go downtown. I still sucks IMO.

I think Vegas is the most interesting city in America. I am also worried that in 100 years or so people will be visiting vegas as a western ghost town. Water is what every sucessful city is based on. Also congrats on all the upcoming projects, i really hope the best for vegas. I wish that Tennessee could have your depatment of transoportation.

I wouldn't be surprised. It was really close last year, and there's a lot of conflict between the more conservative, cowboy types, and the more recent urban arrivals. I remember seeing footage on TV last year where these two politcos (man and a woman) got in a fist fight over a line at a polling station. It's definitely the one Western state that's moving towards a big slide to the left.

I don't think LV will be the new skyline king in the west because there are some great skylines out there like Seattle, SF, LA, and others. LV is not on that scale.

It will be interesting to see what happens. I don't know of any other city though that has 7 skyscrapers under construction that are over 60 stories. We are gonna see the "Manhattanization" of Vegas in the next 10 years, but whether it will be aesthetically as pleasing as the skylines of cities such as Seattle, SF, LA, or others. Hopefully Vegas won't become the Sao Paulo of America!

Yea, I agree with you on that point. But LV is becoming the most unique city here in the west. As far as capacity and water, I thinck LV will be able to sustain itself. If Phoneix and it's metro has been large and growing for the last 20 years or so and it hasent had any major problems. LV will keep growing, but I don't see it as the king of the West anytime soon.

That's a pretty hard statement to qualify... I've never seen downtown LA, San Fran or Seattle, so I won't make any judgements. However, anyone who's ever flown out of McCarran Int. at night and sat on the right side of the plane will tell you that the view is absolutely breathtaking and could certainly hold a candle to any other west coast skyline. It is certainly more unique.

In terms of density... LV is by far more dense than most American cities, even if you don't count the 150,000 people along 4.5 miles of Strip. Because land is scarce and thus very expensive, single-family homes are squeezed 5-6 per acre with no wasted "green" spaces in between like other eastern cities *cough* RDU and CLT *cough*. There are also seem to be a higher percentage of apartments and townhome communities which help with the city's density. True, we're not on a NYC or San Fran level, but there are not many communities in the USA that are as compact as LV (again, fly into here at night and see for yourself).

I hope not either. Sao Paulo boasts one of the worlds largest concentration of high rises, but c'mon. I think LV is heading for a condo boom of sorts. I want to see more office and corporate relocations before I am a believer. Outside of the casinos, I do not see a push for this. Allbeit I still Love Vegas.

This morning I noticed a billboard in Henderson (Vegas' southeastern burb and second largest city in Nevada) advertising a new mid-rise condo tower... I'll try to get a pic and post it b/c I don't think its listed on Emporis. If its going in where I think it is (on the lot with the sign at Lake Mead Pkwy and Water St.) then it will be a horrible site. Across the street is the Basic Manganese plant which happens to be one of the worst brownfield sites in America.

100 residential towers are there even enough people to fill those towers

Most of the owners of these Strip close towers will be vacation homes for the rich and famous. Some will be full timers and others will be timeshares. Since the Las Vegas metro area is currently one of the nations top five the fastest growing metro areas, I don't think they'will have an issue filling them.

Before groungbreaking, the Trump Tower was already sold out and now he's planning a second tower. This is true for several of the projects.

100 is a "best case" number. That is the number of approved projects. A few have already been cancelled due to rising building costs. There are about 25 which are in full "green light" status.

There was an article in the LV-Review Journal today about Donald and Ivana Trump's competing projects. Donald's project will break ground this Tuesday, July 12, while Ivana will hold a kick-off for real estate agents that same day in the Bellagio (can we say friction between the two).

Duel in the Desert

Donald's project: Two identical 64 story gold towers behind the New Frontier Hotel & Casino - 1200 units in the first one (not sure about the second one)

Ivana's project: One 80-story tower on the corner of the Strip and Sahara with about 900 units.

The Donald was in town today for the groundbreaking of the Trump International Hotel tower, his first(?) major foray into the Las Vegas condo/hotel market.

With project's start, Trump's time has come

I was driving down the DI (Desert Inn Road) the other day and thought this tower (and it's companion) will look absoutely stunning from the west and even from I-15 going north and south when built.

Perhaps I'll venture out and take some pics of all the new buildings being constructed in Vegas once this heat wave relaxes a bit ...

I'm working in Las Vegas over the summer and have been hearing from a friend that does subcontracting work in the condos that many of the units are being bought by foreigners.

Buying a condo can actually generate some cash. Many condos are attached to resort-casinos and when the owner isn't there, the condo is put on the resort's hotel pool.

As for water, Las Vegas has been eyeing many potential sources of water. There was a scandal a while back over plans to drain the ground water of most of Southern Nevada to feed Las Vegas. Rural residents were outraged over the plans and started invoking the memory of Owens Valley (even threatening to blow up pipelines). Another idea involved capturing a tributary of the Colorado. Las Vegas has also been trying to get a greater share of Colorado River water and has been brokering deals with other states in the region.

Driving through town, though, you would never know that you were in the middle of the dessert (except for the 110 degree heat). There seems to be an unreasonable number of artificial bodies of water in the city, from the multi-acre fountain in front of the Bellagio to the artificial lakes in expensive residential developments.

At 82 stories tall, the building will be a dominant fixture of the Nevada city's skyline. Work on the 925-foot building, known as Ivana Las Vegas, will start next year and the project likely will be completed by 2008, Ivana Trump said.

Sales materials for the luxury residential project show prices for the units in the building range from $550,000 to $35 million for the penthouse.

Architectural renderings of the planned project in sales brochures suggest the planned building will have a passing semblance to an enormous silver lipstick case. Shaped like a crescent, it will have 945 apartments that Ivana Trump hopes will attract business executives, entertainers and others who "love Nevada because of its weather."

To sell a $35 million dollar penthouse would be great. The commission to die for. :thumbsup:

Las Vegas is really turning into a even more very hot real estate market. Way to go Las Vegas. As long as you keep your weather, attractions, way of life and water to drink you will continue to boom for years to come.

I heard recently that Harrah's would be buying the Imperial Palace. It's certainly time for that ugly place to disappear. What I haven't heard is whether or not the Biloxi IP will be sold as well. That is another property which needs a major redo.....

W hotel takes Sin City spin

It seems that the W hotel is planning a 1.7 billion dollar "flagship" hotel/condo complex on 24 acres at Harmon and Koval (between the Hard Rock and the strip). Talk about incredible, the Harmon corridor on either side of the stip currently has 20 billion worth of development down the pipeline before the end of the decade!!! (although some of the stuff mentioned in the article is actually off Flamingo).

Just for reference, the Bellagio cost about the same to build back in 1997, but on much more land.

A rendering was not released, though if anyone has access to it please post for us.
