Developers presented the new VanLandingham plans at the quarterly meeting last week. Includes a "topiary" office building.  Basically a modern building with a giant trellis around it meant to be eventually consumed by ivy and vines.  crossing my fingers the hysteric review committee can see beyond the edges of their pages, rules and regs to find some subjective room to approve this.

Very cool.   So will the whole property become office space?   I know they are adding townhomes too.   I hoped for a restaurant but the topiary office sounds good too.

There is a second 2 story structure proposed they are calling the “Carriage House” (not the existing one, but a new build) which will front Belvedere and “may” have retail on bottom like a bakery or cafe and office up top. Or it could also be all office. Sounds like they would like the retail component, but wanted to gauge neighbor interest. There seemed to be interest in the room at the neighborhood meeting, but I could see immediate neighbors making a stink over it.

That’s good.  I always had a feeling the use for the site would be something the whole neighborhood could use and not just office space.  I guess I hoped for a restaurant.    I still think saying no to the pool was a bad idea.

I think you are right the sense that it seems to drag on forever, and finding the right use for the site is challenging... but I don't think the neighborhood is or has been nearly as obstructionist as the Elizabeth neighbors were with 7th&Caswell.

Well, it was Inevitable. The pool supply company at the corner of Hawthorne and Central is relocating and majority of the block is being considered for redevelopment.  At risk are at least 5 1930’s craftsman bungalows owned by the developer

I mean.  I'm excited for the redevelopment.  It's replacing a warehouse with no street presence, in what is a block that is a pretty big gap in the urbanizing corridor.

I know people lament all the apartments, but my perspective is it's so jarring because we've been starting from near zero.  Our density near the urban core, even after this recent found of growth is still really low compared to most urban cities posters cite as having successful transit, local retail, and other urban amenities.

Just my 2 cents.

Absolutely.  I think the side of the block that faces Central Avenue is ready for development and I fully support it.  The sad part IMO, are the 5 bungalows on the back side of the block that will most likely be demolished, and the affect that will have on the small cluster of single family homes living in the neighborhood behind it.

the side facing central Avenue is B-2, so it should contain some street level amenities.

Agreed. Or maybe at least an urban Lidl or Aldi. This area is close to Belmont, and that part of town desperately needs a grocery store.

Does it? I live in Belmont.  The harris teeter is like 1.25 miles away. Trader Joe's, whole foods, and food lion all within 1.5 miles.

 

I mean I'll take a public or Aldi but ive never felt like there was a shortage of grocery options close by.

I ran into the owner/developer at a neighborhood association meeting a couple months ago.   Very nice guy with deep roots in Charlotte.   He is not a fan of what has been happening in PM or South End in terms of block after block of insipid apartment buildings and the resulting loss of prime retail/commercial space.  [Overton Row  - the new apartment complex catty-cornered to this site - is perhaps the worst example imo.  It has to rank as one of the ugliest, and and the lack of retail (except for the surviving Thirsty Beaver! ) on that corner is inexcusable.]    The vision he shared with me included a mix of several restaurants  and retail shops.  It was a while ago, but I  think I recall we also discussed the need for more entertainment venues (live music etc).   A grocery store was also mentioned as a possibility but if one goes in he is intent not to repeat the mistake Harris Teeter made with the Plaza Midwood store in terms of wasted real estate,  He really emphasized he intended to do a very high quality (in terms of urban architectural design) development.    Let's just say the plan is not for anything resembling a suburban strip mall with a food lion.    I don't know anything about where things stand in terms of planning or financing (still very early I think), but based on what he described if sounds like what he intends will positively transform that section of Central and Hawthorne.    Whatever happens with this site, odds are it will be finished before the Hawthorne bridge

Drove by the Thirsty Beaver to heart of Plaza Midwood really bustling this afternoon.  Drove by Morningside Village off Commonwealth.  Wow have they put a lot of apartments in that area since last time I was over there.  Today.

There were many apartments on Morningside before all this happened. Like 25 years ago. It was then a place families who were immigrants lived until they found better quarters. Affordable housing, in other words.

^^^ True same behind Harris Teeter on S Blvd.  That is why preserving NOAH naturally occurring affordable housing is so vital.  And Charlotte is starting finally to do this with this affordable housing bonds and initiative.

Those apartments along McClintock that were naturally occurring affordable housing, were built post WW-2 as housing for troops returning from war.

They were demolished in 2006-2007 for MECA Properties' Morningside Village plan, which was master planned by Torti Gallas.....it was lost in foreclosure in 2009.
