The developer of this project, the Redstone Cos., has announced that this project has been canceled.:cry:

Seliece Caldwell, a Redstone marketing executive, says a funding source on the 28-story project backed out after Hurricane Katrina. The financial backer, which she would not name, cited market uncertainty, escalating costs of construction and shortages of labor and materials in the storm's aftermath.

Developer Paradigm & Co, out of Albuquerque, has teamed up with Morris Architects with plans to convert a 50's style warehouse into loft condominiums. The project called Bartlett Street Lofts will be near Rice Village, and will house 31 condo units and 2,300 sf of commercial space. Texas Staple Co. was the most recent occupent of the building. Work on the project should begin early next spring and and complete about one year later.

The developers of Mosaic (post #28) have recieved funding for the first of the two towers of the project. The building will be all apartments and could be completed by the end of 2007. The second building will be all condos, but it has hit problems with pre-sales with only 5 units reserved so far. The developers may try to build this building on a speculative basis.

When the project was announced last summer, the developer said the units would be less than 1,000 square feet on average. He said they would be on the smaller side to keep prices down and attract younger buyers that work in the area. He said units would start in the $180,000s.

"This profile buyer generally doesn't have $25,000 to $50,000 to put down and sit on for two years," said Brad Minsley, a partner with Phillips Development & Realty.

Houston is easily my favorite city in Texas, followed by Dallas and San Antonio. I have to list Dallas and San Antonio as a tie, because I like them evenly... but I absolutely love Houston.

Great projects. One thing I've always noticed about Houston is, it changes considerably between visits. Nothing is a constant there; the city is always growing.

Park Tower

Park Tower is planned for downtown Houston on the block bounded by LaBranch, Lamar, Austin, and McKinney streets. It will be adjacent to a new 12-acre park that is currently under construction. Park Tower will have 347 apartments located on 30 floors. Parking will be contained on floors 2-7 and a 3,000 sf lobby and 21,900 sf of retail space will occupy the ground floor. Construction could begin late this year and completion is targeted for early 2008. There are several nice renderings on the projects website.

Novare Group (a high-rise condo builder based in Atlanta) announced that they plan to enter the Houston market by the end of 2007. Novare typically building 25-45 story condo towers with 350-450 units that are typically relatively affordable. They also usually build mulitple towers within a market. They are currently building a 44-story condo tower in Austin, and have plans for a condo/hotel there as well.
