Informative, but it would be nice if that article had specified the exact difference between the amount of project land devoted to surface parking in the original proposal and the amount of project land devoted to surface parking in the revised proposal. Alas.

Sounds better, but as we all know, one has to be wary of developer-speak.

"Construction set to begin on Quonest Gateway project

NORTH KINGSTOWN -- The Quonset Development Corporation is holding a ceremony today to celebrate the start of construction on the controversial Quonset Gateway project, a complex of retail outlets and office buildings at the entrance to the Quonset Business Park.

In March, state planners rejected the original Gateway proposal, criticizing several of its key elements, including the inclusion of two so-called big box stores: a 117,000-square-foot Lowe's and an 89,000-square-foot Kohl's.

Those stores remain part of the project, overseen by the New Boston Development Partners. But the QDC made a range of revisions to win approval last month, adding more office space and partially hiding the large retail stores and parking lots.

The ceremony begins at 4 p.m."

Gateway Poised to be an Engine

for Job and Economic Growth

After months of planning, the New Boston Fund development team officially broke ground on The Quonset Gateway on October 29th. The groundbreaking for the mixed-use development at the 72.5-acre entrance to the Quonset Business Park was celebrated by local residents, community leaders and elected officials who have worked to bring the project and its projected 2,000 jobs to North Kingstown.

Governor Donald L. Carcieri praised the Quonset Development Corporation (QDC) and New Boston for their efforts to create a Gateway that will serve as a catalyst for continued growth at Quonset, create new jobs and generate millions in tax revenue.

"Quonset is already an important part of our state's economic engine. In fact, this business park is home to 158 companies which provide gainful employment to 8,200 Rhode Islanders," said Governor Carcieri. "By breaking ground on the Quonset Gateway Project, we will further enable Quonset to realize its full potential."

"In the last five years, projects including the Gateway represent a private sector investment of $300 million in Quonset, with another $322 million in the pipeline," the Governor added. "Clearly, the Quonset Business Park is moving in the right direction."

QDC Board chair Saul Kaplan called the Gateway a significant step forward for Quonset as an engine of job creation and economic growth. "The impact of this private investment will be felt in Rhode Island, North Kingstown and Quonset for many years to come," he said.

It is expected $144 million dollars in private investments will fund the Gateway project. There will be no public subsidies. During construction, the Gateway will create 1,060 construction jobs and at full build-out the development is projected to create 2,165 jobs.

"We invested in the Quonset Gateway because we believe in the opportunities that it will create for businesses and for the people who live and work here," said Jerry Rappaport Jr., President and CEO, New Boston Fund and chairman of the Urban Strategy America Fund.

No Silver Bullets

QDC Board Chair Saul Kaplan notes that there is no "silver bullet solution" that will boost the state's economy. Rather, Kaplan in a Providence Journal op-ed says, "Rhode Island needs to create an economy that produces high-wage jobs in industries that will be here for the long haul by leveraging our location in the knowledge corridor between New York and Boston and pursue growth in sectors that offer all Rhode Islanders an opportunity to move up the ladder... there is no scenario where Quonset - park or port - provides full-scale repositioning for our economy."

In an opinion piece, Kaplan also addresses the idea of a deep-water container port at Quonset.

Currently, 8,200 people come to work at Quonset every day at 158 companies. QDC has made major gains over the past five years with $300 million in private investment, and another $320 million in active proposals.

Quonset as a Good Neighbor: Sight, Sound Barrier Now in Place for Nearby Homes

Quonset Development Corporation (QDC) has completed the construction of an earthen berm designed to create a buffer between the Business Park and the residential neighborhood along its northern edge. Completed on October 29, the berm stands 8 feet high and runs 2,700 feet, or more than half-mile in length. It is planted with 500 evergreen trees that add another 5 to 6 feet in height.

Hydro seeding along the length of the berm includes wild flowers, winter rye and three types of fescue. The wildflowers will germinate next spring, providing various colors and soil stabilization.

The berm is constructed of approximately 40,000 cubic yards of soil. It runs along Newcomb Road, roughly between Pine River Drive and Mark Drive. The type of planting will require no mowing.

The Quonset Development Corporation (QDC) Board has authorized the $1.75 million sale of a 10-acre parcel to Nickol Commercial, Inc., an Atlanta based development company. Nickol plans to build a 150,000 square foot mixed-use business and industrial facility for single or multi-tenant use. QDC Board Chair Saul Kaplan called this project a "tremendous vote of confidence in the ongoing development in the Quonset

Business Park."

Local Group to Hear Gateway Update

New Boston Development Partners will join State Rep. Larry Ehrhardt and North Kingstown

Town Councilor and QDC Board member John Patterson at a forum sponsored by the North Kingstown Republican Party on Wednesday, December 5, 2007. QDC's Design Review Committee has been working on finalizing the design elements for the office buildings and the open air center that includes shops with office and community space above. The $144 million project will serve as the front door to the Quonset Business Park. The project represents collaboration between QDC, Town and State Officials and members of the community.

The forum will take place at The North Kingstown Senior Center on 10 Beach Street at 7 pm.

Long Term Stability for Quonset/Groton Workforce

In order to gear up for a doubling of its production of Virginia-class submarines, the U.S. Department of Defense has awarded General Dynamics Electric Boat $588 million for advance procurement. Electric Boat, which employs over 2,000 people at Quonset Point, says the commitment to move from one to two subs a year will mean stability for its work force. EB estimates 5% of the sub work will be done at Quonset.

Icon Honors Navy Seabees

The restoration of the 3,000 pound, 11 foot tall statue of the Seabee icon is underway. The larger than life statue of the machine gun toting and tool wielding bee had marked the entranceway to the Quonset and Davisville Navy Bases for 40 years before being moved in 1999. When restored it will be the centerpiece of the Seabee Memorial and new museum at the Quonset Business Park. The local chapter of the Seabee Veterans of America X-1 Davisville is launching a fundraising drive to raise $250,000 for a new building to house their museum and store.

QDC, you should identify yourself. The only clue you give is to New Harbor, a PR firm. This is poor practice from the community engagement perspective. You appear to be an anonymous source of spin, and that's not really the point. Conversation between people, that's the point.

Don't get me wrong. Do participate, do tell your story. QDC has a good one to tell. Just be a person, not a corporation.

I have no problem with QDC simply posting press releases, they are information that people are interested in reading. We are free to discuss amongst ourselves and QDC is welcome to discuss further or not. His/her position may not allow him/her to post more under that moniker.

Channel 10 had a piece on the 6 o'clock news about the demolition at Quonset Point. The end of an era, with the last of the old 2-story Navy barracks (active 1940s-1974), being torn down to make way for new development there. Some 200 buildings in total were demolished.
