Turning right on Pegram street again to head home... just need to go two blocks.

Guess a car was in a blind spot behind a truck on the inner lane, didn't see it at all when I turned. He swerves into my lane and again I wonder if I'm gonna be smacked from behind at 40.

What's gonna happen first, me getting run over and killed or the road diet beginning?

I've been in two accidents in my entire life, both on Parkwood. So dangerous.

On the Villa Heights Community Meeting last night a rep for the developer heading up the new Seoul Food Meat Company and Center Stage renno, stated that construction for the Seoul Food building would start in December.   I believe he said they were shooting for everything to be finishing up around early Fall.   I just looked at WebPermit and it appears they have created a project for the SFMC building as of yesterday.

Optimist Mill is still packing them in especially in the food hall.  the Parkwood Square townhomes are all complete now too.

Drove by 1824 N. Brevard yesterday. Construction fencing was up and footers were being poured. Glad to see this moving forward! The whole Brevard corridor along the light rail is going to drastically change the next few years.

Developer’s website. They’re the latest renderings they’ve released. However, there is ZERO text or information on their site about the project. Photos only. So who knows how this will shape up or what’s in store!

I noticed that https://mcadamsco.com/ is getting the ball rolling on a multifamily development at 1000 N. Davidson Street. Has anyone seen plans? Or have more details? This is sandwiched between Birdsong and the tracks - right across from Alta Purl.

Description is "E. 13 and N Davidsion Multi-family development"

If they can add proper on-street parking (on both both N Davidson and 13th St), which Alta Purl did not do, then that will be a great spot. 13th and Alexander can be a great side-street with enough *space*

Tower Crane Base has been installed within the last week or two at the Camden NoDa site on Jordan Place.  I am excited by the continuing Residential Development throughout OP\Villa Heights\NoDa area.  Even though there is a Nationwide slowdown in development its good to still see Charlotte moving forward with growth.  Hopefully more Office and Retail Development begin to pick up steam in 2021.

Optimist Hall's latest food tenant opens today. The hall has remained busy throughout the pandemic - and I'm excited to see what White Point has planned for their parking lot parcels and the Yandle Witherspoon warehouse on Brevard.  If you haven't visited in a while, stop by sometime soon.

Optimist Hall’s upstairs restaurant wing opens for the first time at 11 a.m. today with Botiwalla, an Indian street-food restaurant inspired by kabob and tea houses.

Botiwalla is James Beard Award Semifinalist Chef Meherwan Irani’s third restaurant. Its first location opened in 2016 in Atlanta’s Ponce City Market and the second opened in Alpharetta, Georgia, last year.

“My mission with Botiwalla is to bring the streets of India to life — the glowing charcoal sigris, the sizzling meats, the aromas of chaat masala — in the most delicious way possible,” Irani said in a statement. “I’m excited to bring this passion to Charlotte at our new location within Optimist Hall.”

Botiwalla will operate under limited hours (11 a.m.–4 p.m.) until its grand opening on Thursday, Dec. 17, where it will will be open for regular lunch and dinner hours every day.

The restaurant will join other Optimist Hall retailers Archer Paper, Ava Pizzeria, Bao & Broth, Billy Sunday, Botiwalla, Boxcar Betty’s, Collier Candy Co., Dumpling Lady, El Thrifty Social Club, Felix Empanadas, Fonta Flora Brewery, Harriet’s Hamburgers, Honeysuckle Gelato, Papi Queso, Pet Wants, Spindle Bar, Suárez Bakery & Barra, Undercurrent Coffee, Velvet Taco, Village Juice and Zukku Sushi. Other spaces opening soon include Mezeh and Xiao Bao.

Expect an Optimist Hall phase 2 announcement soon. I have a friend who lives in the Alexan and he faces the Yandle Witherspoon site along Brevard.

Several weeks ago he noticed a CAT/backhoe performing soil sampling behind the Plaid Penguin and behind Yandle Witherspoon. And in the last week he said there’s been a steady stream of trucks and people removing items from the warehouse.

Water was shut off to the warehouse this morning. And Duke is disconnecting power and removing wires today. I think demolition is imminent.

....still no announcement or renderings though. Someone’s got them! Care to share???

I have not heard that specifically but I did hear that something was afoot there and Polaris has a $0 deed transfer on the parcel in early December.

The deed transfer was just a land swap since Birdsong owned a sliver that bisected what will be the Alliance apartments.

I was poking around and I think I discovered the location of a new 370 unit apartment building planned for Optimist Park. There was also a rezoning request for this site. So we all know Swinerton + Space Craft are currently building an 83 unit apartment building + retail at the corner of Brevard & 22nd. Pictured here:

 

If you go on Space Craft's website (https://spacecraft.city/places/charlotte/), they have another project that's described below:

The corner of Brevard and 21st is a site with alleys. And it's located directly next door to their current project. I also noticed some of these parcels have old Acella requests from 2019 that are tied to Cohab (Space Craft's former name).

And here's the kicker... in this photo, you see what I believe is their apartment building that's currently under construction at Brevard and 22nd. Which would imply this new development will be directly next door at Brevard and 21st. Definitely appreciate the unique designs and vision for retail. So many of these new apartment buildings are creating housing, but otherwise promote dead blocks from a street level interaction standpoint. This is super close to the Parkwood Station so they're trying to leverage that access. I wish Cortland NoDa, The Alexan, and Alta Purl had followed lead with some retail or restaurant space given their proximity to Optimist Hall. Once Parkwood's road diet + bike lanes are complete - should be a great pedestrian experience between Optimist Hall and the developments that Swinerton + Space Craft are building.
