Old corner store at the corner of Pegram and Kennon is becoming a dog salon.  Has been vacant for a while but saw the tenant working on the TI inside and talked to her -- hopes to be open by March.

How did it sit so long just to end up a dog salon? How on earth is it not a cornershop deli? coffee house at least... some things I will never understand.

Culture Shop is on Hawthorne and Kennon so a Deli would face natural competition that would be hard to compete with.  Coffee/breakfast could work better.

 

I heard that the owners of Fig Tree planned to do a second restaurant there but then the pandemic made those plans crash to a halt.  Not sure if that is true though.  Regardless, random neighborhood corner stores are good for neighborhood vitality regardless of use -- as long as they are used.  Right now the vacant space is a blight.  This is a positive for the neighborhood.

New apartments and parking deck at Optimist Hall rising fast.  Yesterday.  and a few of the new apartment buildings going up on N Brevard by Spacecraft and others.

there will be a multi story office building that will block that garage but it will be open from the LYNX line for sure.

I am stunned they still don't have a traffic signal at Belmont and Davidson.

@tozmervo from what I've been told by the fine folks at Birdsong, the proximity to railroad tracks is an issue with installing a traffic light there.  I have to imagine there will be an exception made at some point, or perhaps when those junkyard lots are developed there will be a requirement for visibility by having whatever goes there back a few feet.

Street feels very narrow there and they let the apartments across Birdsong built far too close to the street. Not sure this is going to get better.

Not open.  Open yes for contractors but not to the public walked by it yesterday

Took a lengthy walk today and snapped some photos, so here's a somewhat comprehensive (but not nearly complete) look and review at development in this area...

Apex Parkwood: 10 townhomes, 12 apartments, 2.3k sf of commercial space. Located at the southeast corner of Parkwood/Allen

 

Belmont Korners: 16 age-restricted (55+) condos, 2.5k sf office, 2.8k sf retail. Located on the north corner of Belmont/Allen. I must say I'm not sure if this is still the exact plan so feel free to correct me if project specs have changed, though work on site was definitely under way today.

 

1030 Seigle: Proposed mixed-use three-story development in rezoning now. The project would include 3k sf of ground floor retail and accommodate either six residential units or 6k sf of commercial space.

 

Broadstone Craft: 7-story, 297-unit apartment building wrapping Birdsong Brewing

Alexan Mill District: 290-unit apartment building with a 645-stall parking deck that will be shared with the planned adjacent 130k sf office building developed by White Point.

 

The Joinery phase II: Two seven-story buildings with a combined 360 units and 15k sf of retail. Between the alleys, micro-retail, and low parking count, this is surely my favorite ongoing project in the area.

Union Noda: Flournoy project that will bring 271 apartments to the east corner of N Davidson/25th. Work stalled for a long time but is now active again.

Camden Noda: Nearly completed 387-unit building w/ 5k sf of retail. Truly looks fantastic in person (if only the intersection wasn't pedestrian hell )

There are quite a few projects I missed, but this whole area (which is only ~2/3 of a square mile!) is truly on fire with several thousand new residents arriving in the coming years. It's hard to overstate the magic of TOD zoning...

I drove by Hunter’s Auto Wrecker yard last week in Optimist Park and saw on the for sale sign that it was under contract.

Is there any news on this? I know it’s been on the market for a while, so I wasn’t sure if the “under contract” is still accurate.

It is under contract and think sold to apartment developer heard about this on the tour this Saturday in passing.

Looking at Hunter’s I saw this and I don’t know why this bothered me so much…but now I will let it bother y’all. : ) Parkwood is disappointing right around here for many reasons and this is just one of ‘em.



Add: traffic-wise I can see why they would want to this, but still…
