The first of potentially many UMU (urban mixed use) developments in Innsbrook office park is beginning to take shape, through Highwoods Properties and their recent approval from the county to develop a parcel near Cox Road & Sadler Place.

Renderings show two apartment buildings and a parking deck (as well as an underground parking deck serving the other apartment building) surrounding an existing office building. It would total 350 units.

Wish developments like this would happen elsewhere in the metro. Henrico has shown interest in Approving developments such as this. However, with chesterfield a planning commission refusing to endorse winter field crossing, it looks as though they have yet to embrace it(which pisses me off). These types of developments will definently help establish a better transit system throughout the region, so I'm all for it.

It's good that development like this is happening, as the density in Henrico increases they'll be more willing to invest in things like public transit. And I agree with Blopp1234, I don't understand why Chesterfield keeps denying or giving the run around on projects like this. It annoys me to no end, they do realize they border a city, they cannot expect to remain 100% suburban...

Went through the far west end (Short Pump) yesterday as well (checked out Cabella's) - that area is just one huge construction zone!  Holy cow, that place is growing like crazy!  I noticed an increased effort to build with density in mind as well. Also, I just want to point out that, despite all the complaints of traffic out that way, it is no where near as bad as NoVA. The folks that compare it to NoVA don't know what they're talking about. I should know, I live in NoVA!  Just saying.

The UMU apartment project in Innsbrook has been approved by Henrico supervisors, and get this, also got the blessing of the original Innsbrook developer himself. Pretty neat stuff. Innsbrook will now begin the long transformation into a modern mixed use community.

Should be a boost for improving transit in the west end. If this gets fully developed as a mixed us community, we should at east see BRT if not light rail or maybe even a metro line extended there.

Truthfully I doubt we see more investment in public transportation that far away. Mostly because it would require Henrico to put up most of the money and they don't seem too keen on it. I don't think they even liked having the BRT run into the county.

Also two five story apartment buildings is a long way from urban and walkable, but good for them.

Chesterfield might finally be tying the memo on higher density development. It says in the article below that chesterfield has plans to change chesterfield town center in the next few years due to its main tenants struggling. We might see a dense "urbanish" center in chesterfield. Hope this gets going and we a downtown chesterfield announced in the next few years. I really want to see something like the mall conversion in Columbia MD that would really get things going and bring a urban feeling to chesterfield.

druryHotel-rendering.jpgIt looks like Innsbrook is going to start getting steadily more dense, which is a good thing. This increasing density (this new hotel and the new apartments planned north of Broad st.) will hopefully continue and encourage Henrico County to invest in the Rapid Bus Line, continuing it down Broad st. toward Short Pump.

The rendering for the hotel is kinda generic, nothing to get excited about, but then again this is technically the suburbs so can't expect too much:

Think West Broad Village.

5 max. Any taller and the NIMBYs come out of the woodwork.

Which I honestly don't care. It's so far out there that any development is inconsequential to me really. I get more excited nowadays by inner ring suburb densification. Like if we started densifying inner ring Henrico, like say, Glenside Drive onward to downtown, I'm all for it. There's that stretch of Broad that is just dead. Short Pump is just a mirage.

I think that if local economic development officials can land a high tech, super cool manuafacturing facility here it would be HUGE for the area!  The only caveat/requirement I have is that it has to employ thousands of people with quality paying jobs.  Apparently, mega sites, such as the one being proposed in Chesterfield, are fairly rare to come by in mid to major markets like Richmond and should be a very attractive piece of land to attract a massive manuafacturing operation.  I'm all for this if it isn't consumed by just data centers that don't employ many people.  Richmond needs something huge that will place it on the map for manufacturing a particular "widget" (whatever it is) or car/aircraft.  Well, it is closer to becoming a reality now.  Check it out here:
