Once new and improved plans were made for Victory in 2003, the next step was to demolish the power station, and extend DART light rail to the arena and Victory.

Now the station is open and makes a great stop for gamedays, concerts and tours of the arena, as well as serving future residents and workers of Victory Park. It also serves as a stop for the TRE from Fort Worth and other points west.

A new grocery store will be moving into Victory Park.

Oakville Grocery, an upscale specialty store owned by Nevada-based Woodside Capital Parters, will satisfy that demand with prepared foods, coffee and wines, condiments and even special-event catering.

The Oakville Grocery will be located in the base the of The House taking up 7,000 sf of the 30,000 sf of retail in the building. The House is a 28-story residential tower currently under construction. Oakville Grocery is expected to open in the first quarter of 2008.

It was announced last week that a Mandarin Oriental Hotel will be part of the Victory Tower planned for Victory Park in Dallas. The luxury hotel will take 11 floors of the 43-story building and will have 120 rooms. 90 condominiums will be built on the floors above the hotel rooms.

Victory Tower will be 43-stories and stand 650 feet tall and was designed by Kohn Pederson Fox. In addition the the Mandarin Oriental hotel and residences, the tower will also have 75,000 sf of retail space and 275,000 sf of office space.The project is expected to be complete in 2009 after begining construction next year.

The House of Blues is sheduled to open early next year in the old White Swan warehouse at the edge of the Victory development at 2200 N. Lamar St.

The article states that The House condos, which will be near the House of Blues, has met their sales and financing goals and should begin construction in the next 60-90 days.

The W Victory Hotel and Residences opened this week, making it the first W in the state of Texas. It has 252 hotel rooms and 144 condominiumns. This is also the first W project to open that has a residential component. A restaurant called Craft is also part of the project and is led by chef Tom Collichio.

Article about how Victroy Park may help turn Dallas into a leisure destination. The W-Hotel last month and this weekend, the Ghostbar opened in the buildings upper floors. The high-end spa Bliss also opened last month. Other recently opened restaurant and clubs the have opened recently include N9NE Steakhouse, Nove Italiano, and Liquid Sky nightclub.

Woods said his company has targeted retailers that are found only in places like New York, Los Angeles or Europe, like G Star, J. Lindeberg and Adriano Goldschmied. Restaurants will include the N9NE Group's locations and world-class eateries like Tom Colicchio's Craft and local restaurateur Lisa Galvan-Cuevas' Luna de Noche.

"It's not going to be like a mall," Woods said. "Before 9-11 happened, we were going after recognizable mall-type retail chains. But after the economic bust, we had to rethink our plans. We reshaped the whole project, included more residential and retail mix into the equation and decided we needed unique but famous retailers that you can't find around here."

The House will go vertical in 60 to 90 days during the same time that crews will be pushing up on Victory Tower, a $325-milion Mandarin Oriental hotel and residences. By June 2007, Victory Park's vertical work will be in various stages for $640 million of mixed-use space. The $125-million One Victory Park got its go-ahead when Hillwood's team nailed a lead tenant, Haynes and Boone LLP, for up to 175,000 sf on six floors of the 20-story, 456,000-sf structure. The first of two office buildings will break ground in the first quarter in a 75-acre district anchored by American Airlines Center and including a W Hotel and the Craft bar and restaurant.

The next construction wave will bring four of Victory's 30 buildings on line. "This will finish the second and third phases," Jonas Woods, president of Hillwood Capital, tells GlobeSt.com. "Soon, we'll be announcing our concept for the fourth phase."

Hillwood, the developer of Victory Park, is not happy that American Airlines Center wants to put up a large video board on the southside of the arena facing Victory Plaza. Hillwood feels that it would conflict with the eleven video boards that they have put up in Victory Plaza, eight of which can move horizontally on elevated tracks.

^ The American Airlines Center and Hillwood have reached an agreement where the AAC will be able to install their video board and will be able to control the advertisements during certain times. The video board will not be up boefore the NHL All-Star Game though.

Dallas will be hosting the NHL All-Star Game on Wednesday night, and while it will not have a large economic impact, it will be a great opportunity to show off Victory Park.

The centerpiece of the city's marketing efforts during the NHL festivities is fast-growing Victory Park. Workers have scrambled to get retail and restaurants ready

The accounting firm Ernst & Young is expected to also sign a lease 145,000 sf on five floors of One Victory Park. This commitment will leave most of the space in the building under construction reserved, only 65,000 sf is still available.

One Victory Park also was designed as part of a two-building development. Given the velocity with which they leased up the first tower, Hillwood and Hines are working on designs for the second phase.

"We anticipate working to pre-lease that, and already have quite a bit of interest," says Bill Brokaw, vice president of Hillwood Capital.
