2 cranes up now at the Colony redevelopment project both for the apartments it seems.   Plus Apex Southpark project looks great looks like they are finished up their hotel there. Today.

These are selling from $375,000 to over $600K today!   Just checked.  One like the "Tara" model featured just sold for $577,000 for real.  Owning real estate has always been a good LONG term  investment.

 

I wouldn't have thought that there were any houses in BW for under $500k, including tear downs.  It has become a very desirable area.

whatever time of day I go by the Barclay the sun angle is wrong LOL.  The Barclay and some other Southpark sights.  I think a row of apartments atop retail would be good on the stretch between the Barclay and Southpark towers.   No photo of the Hazel apartments but they look great.

I believe that the Capital Towers Office Buildings are also Lighted out there in SouthPark.  I do believe that SouthPark and Ballantyne will both be Submarkets in Charlotte lit up with Accent Lighting on their tall structures soon, similar to Uptown and SouthEnd.

first time in the mall in 6 months and tornado warning happens closing the stores and my friends were trapped inside of Dillards. I was pushed out of UnTuckit

Charlotte Ledger is reporting big news out of Southpark this morning.  Lincoln Harris plans to replace the Phillips Place theater with a 10 story office building.  

From LH press release to the Ledger:

""Lincoln Harris has plans to rezone a portion of Phillips Place in SouthPark to allow for construction of a 10-story office tower and adjoining parking structure where the current Regal Cinemas is located. Initial plans call for a beautifully designed building that will match the elegance of the newly renovated Phillips Place and blend seamlessly with the surrounding environment.  We have been in communications with Regal Cinemas throughout this process as they still have term left on their lease, and we will continue to communicate with them while city planners evaluate our proposed development.""

Rezoning will be required and the rendering has been seen by some of the neighborhood.

Here is the Biz Journal story on the new tower at Phillips Place.  I am afraid many movie theaters will be closing if not already from coast to coast.  In Raleigh one is being knocked down for apartments dittos in San Antonio.   There will be movie theaters around CLT but a lot less of them in the future.

That’s a shame.   I used to go there and to Stonecrest.  That was a nice theater.

You could see this one coming.  They really never did anything to revamp the theater and it was slowly in decline.  I'll miss it for not having big crowds but I honestly found myself at Stonecrest much more even though Philips Place was closer.  I think the office is a smart move and will really help the existing clients in Philips Place.

I think that leaves Park Terrace as the only remotely central theater left in Charlotte. All the others are scattered along 485. 

I wouldn't be surprised to see Regal Starlight up in University closed - when I drove past there a few weeks ago I actually thought it had already been closed and abandoned it looked so bad.

I thought so too as I go to that QuikTrip in front but it has reopened but I think Charlotte in a few years will lose half the open screens today.   Covid, other entertainment choices, and bad product from Hollywood all contribute to this.

There's an amazing, Florida-based chain of theaters, called Silverspot, which has a location in Chapel Hill.  They're about to open in Atlanta.   Hopefully, they'll expand to Charlotte.

I actually didn't know that theater existed - I'd be hard pressed to describe that as central, but it's not exactly along 485 either.

When they say tower. How large are we talking? I wish SouthPark could get major towers and not just mid rise to give Charlotte a second Skyline like Houston/Atlanta

I think with SouthEnd and Midtown densifying one thicc skyline will set us apart. I don't want to be anything like Atlanta.

hallelujah!  Charlotte chasing Atlanta would be somewhat pathetic, imo.  Instead, we should do what we can to improve on it.  People already remark on the relative density and walkability of our center city - and there's still a ton to do.  In fact, I really don't see any cities in America to model after...Munich on the other hand, now there's an aspiration

I like the model and layout of San Francisco, NY, DC and Boston in the US.  Also, Vancouver, Athens, Barcelona and Hamburg are good examples for abroad.  Very walkable and with bike lanes everywhere.  Density is good but smart density is even better!

Lived in NYC for 14 years - it is density to an unhealthy extreme in my opinion.  Had a lovely time there, but ultimately I don't know if the way NYC "is" is good for people unless you've got a ton of money to spend

My personal metric for a great or world class city is the ability to walk continuously from destination to destination without ever encountering brown land or dead zones, in terms of streetfront opportunities. I know--and don't expect--Charlotte will ever achieve this for every street radiating from downtown, and it doesn't have to be every street anyway. There just has to be enough well developed streets to provide multiple, but not exhaustive, robust routes for pedestrians to take from neighborhood to neighborhood.

Tryon is *nearly* there, from Uptown to South End--obviously that chasm over 277 is an issue--but getting those few blocks immediately south of 277 redeveloped will basically help create a walkable stretch of over a mile--totally respectable--from upper Tryon all the way to Tremont, and of course once you're in South End, you've got multiple options within the 'hood. South Boulevard is coming increasing closer to being a consistently walkable city street on both sides, but the west side is obviously much nearer there.

I won't go through the (actual encouraging) number of streets like Tryon and South that are close to achieving this, but there are so many that when they're each fully developed, I truly believe Charlotte will be able to boast a world class experience of perambulation, to and from Uptown in multiple directions, and then even outward from those downtown-adjacent neighborhoods. I'm thinking in 10 years or so we'll be there.

Trust me I don’t want Charlotte to be like Atlanta either but SouthPark is like another city and a central downtown SouthPark that’s walkable would be nice. In fact I hate Atlanta. It’s long skyline isn’t impressive to me like how Charlotte is but I like the fact that they have multiple dense areas that’s all. As well as Houston. Charlotte to me is better than both of them for a number of reasons.

One of my friend mentioned this but I did not know if public.  the entire Trianon condo complex is for sale in Southpark (I know their HOA fees are very high)  Highest and best due by June 25! 

evidently according to my sources they have an offer on the table seeing if anyone tops that one and then a vote by 80% of the owners to make it happen.
