An 81 unit, 3 story townhome project is being planned on several acres at 830 West Trinity Lane by Rhythm Developers. Catalyst Design Group will handle land planning and engineering duties.  No architect announced yet, nor rendering available.  The team will meet with Metro Planning Commission on Aug. 26 for rezoning.

West Trinity has a lot of stuff proposed. Unlike the massive Ewing proposal along the river, this is quite the piecemeal that hopefully gets things moving. Please excuse the crudeness of this patchwork, but there are four big developments that could potentially change this stretch. Unfortunately none of the proposals activate the street at W Trinity Lane. There is a new collector street that Metro has proposed that is just north of W. Trinity that the developments all straddle. Again no true activation along the street at all beyond some residential stoops.

The last piece (we all knew it would be) is the Auto Salvage. Would be nice if Metro could somehow shoehorn some commercial activation into this parcel. It will also be interesting how Metro gets the new collector street built as it is schedule to cross four private parcel that extend north out of the frame.

The Residence Inn by Marriott (6 stories, 124 rooms, 4,000 sq. ft. restaurant) that has been long-planned for vacant 3 acres at 261 French Landing Drive in MetroCenter appears to finally be moving forward. MetroCenter Partnership LLC has been granted a tree removal permit for the site.  No word on architect or contractor. No rendering yet, either.

Thanks for compiling all these plans into one clear map! Is the new collector street the one called "Proposed Road B" that runs along the powerline right of way and is only currently depicted in the proposal on the left?

The Street Collector Map shows a new "Collector Ave" planned for just north of W Trinity Lane (see snip from collector map below with blue ticks marking start and end). Clearly the plan was to have the collector road go through the auto salvage, but the current proposals will not allow that to happen, which will put Metro in a bind.

A mark up on the parcel overlay shows a presumed connection between the current proposals.

The collector map calls for a T4-M-PCA2 (Transect 4, Mixed-Use, Planned, Collector Avenue 2). we typically do not see CA2 with a T4 transect, we would typically see a minimum of a CA3. Looking at the design of the road in each one of the developments it doesn't really appear the developers are building the road to meet those standards. To help illustrate these CA#'s, below are snips from the Collector Plan.

Based on the proposed developments, I am thinking they are proposing either a CA5 or CA6 type street without the sidewalks. A T4 transect calls for 8' wide sidewalks. The development to the far west and due east of the auto salvage yard are proposing 8' sidewalks. The townhome project and the LIV development (furthest East) call out 5'-0" wide sidewalks in their drawings. Things ultimately ebb and flow and this area of town has always had issues getting projects started, so hopefully they get rolling soon. I hope that the 5'-0" wide sidewalk do get revised to the 8'-0" wide, but I would be willing to bet it will be flipped and the 8'-0" sidewalks will shrink to the 5'-0" wide.

Interesting... I learn all sorts of things on this forum. 

So what distinguishes a Collector Avenue from an Access Road (think I might guess) and a Thoroughfare/Boulevard (or are those generic types of streets)?  Nashville might be the worst large city for having consistent street names (not to mention changing names on a whim... or worse, just a few blocks), but do the names of the streets have to align with the designation? (Example: A CA# will be called _____ Avenue ... not street/road/drive)

There is no rhyme or reason to a lot of these roads/ streets/ parkways. Try following Old Hickory Blvd all the way around town non stop and, you will end up in the river!  Literally!!!!

Glad to hear! Another thing to this is that the Collector plan only covers more "major streets" and not so much Local streets. I don't really believe the plan associates with the naming of streets because like Smeags said, there is no rhyme or reason to some of the streets in the city haha. The plan outlines everything within a street's ROW including sidewalks, bike lanes, traffic lanes, parking lanes. The interactive map (which can be found here) will show local streets, but aren't specifically addressed by the MCSP. Local roads typically are only guided for right of way width. here are the main roads that are discerned within the MCSP.

More updates to John C. Tune Airport (known as JWN). From yesterday's press release:

Today’s groundbreaking kicked off phase 1 of the JWN redevelopment plan, which will both add new aviation facilities and replace buildings destroyed in the tornado. As part of this phase, the design-build team of Messer Construction and Garver will build expanded ramp areas, add a new airport access point, construct 12 T-hangar buildings with 78 hangar bays totaling 96,720 square feet, four box hangar buildings with 12 hangar bays totaling 43,200 square feet and two shade port buildings with 10 bays totaling 14,235 square feet. Phase 1 is estimated to cost approximately $34.5 million and be complete by spring 2022.

Aeroplex Group Partners and MNAA staff created the redevelopment plan—an eight-month planning process—with input from JWN stakeholders.

There has been no movement on this for months and all of Ardivan's permits have expired. Have you seen or heard something to the contrary as he is seemingly the used car salesman of developers. He have not developed anything of note and all he has done is talk, talk, talk. Even the web site he has used in the past has not been updated in a couple of years.

The only parcel that has gotten developed is the land the Vandy bought on Broadway. That guy has only developed some log cabins out in the middle of no where according to his website.

He is not a developer, only a land banker.
