Looking where this one is, they are going to have a major issue to overcome as this is in a major flood zone being right next to the river.

Uncle Nearest, the fastest-growing Tennessee-based whiskey brand, has added another 53 acres to its 280 acre complex on Highway 231 in NW Davidson County.

The expansion will allow Uncle Nearest to use 100 acres of its property to plant and grow its own non-GMO, organic corn. The corn will be used to create the brand’s award-winning whiskeys.

Nearest Green Distillery, home of the legacy of Nearest Green, the first known African American master distiller, reopened its doors on June 19. After a more than year-long pandemic-related closure, the distillery unveiled its Phase Two additions, including: a welcome center; Philo + Frank’s, the world’s first non-alcoholic speakeasy; the first single barrel rickhouse; and a family tasting room, according to the release.

I also checked the website floodfactor.com - which is highly accurate.

Is the road in a flood zone? Then if that is the case they will have their own mote when it does flood, so they better stock up on groceries.

Good to know the buildings are not in the flood area then.

LOL. Maybe - and I'm sure developers could spin that mote into a positive: 'Privacy and security assured!'.  I did note 'AE' flood zone which indicates flood insurance required because flooding can happen. Probably some 'X' zones at higher elevation on the parcel - away from the road which realistically never flood.... Spent some years in the Florida Panhandle developing bay front land...hence my sensitivity to flooding.:o

I don't believe I have seen this rendering for 3800 Charlotte Ave (Origin is apparently calling this PDG Charlotte) before. According to the link  Origin Investments has partnered with Price Development to form a Joint Venture for the project and has funding for the project. A quick refresher for the project; it will be 320 units (consisting of studio, 1-bed and 2-bed ranging from 559 to 853 square feet). 248,260-square-foot, a pool, two-story fitness center, working lounge, skydeck and parking garage that can accommodate 433 vehicles.

Some additional info from The Nashville Post:

- PDG  Construction is the general contractor.

- HEDK is the architect.

- Units will be delivered in phases with the first opening inAug. of 2023, and the last in November of that year.

901 Buchanan will be a mixed-use, 2 story structure of 7,800 sq. ft. with retail on first level and residential or office space on second floor.  Additionally, the property to the SE of the building will be a 32,900 sq. ft. dog park. There will be 29 parking space on the lot.  The site is immediately to the east of the original Slim & Huskey's pizzeria. At least 4 homes will be razed to make way for the overall development.  No rendering yet.

I wonder if the dog park is going to be the outpost of Fetch,  the Atlanta-based dog park business who previously announced a "Germantown" location was in their plans.  Obviously this not Germantown, but it is pretty close by, would seem a bit odd to have two dog park businesses within effectively about 1/2 mile of each other.
