Davidson West: Bellevue, Bordeaux, Green Hills, MetroCenter, Nations, N Nashville

I think that could be a great location for a new, state-of-the-art medical facility. Partner with the Titans (as their practice facility is right there) in order to attract some really great doctors and department heads to create an amazing facility.

Would also be great if Ewing follow Oracle's example and fronted money for a new bridge that would connect W Trinity Lane down to MetroCenter (with some added land acquisition of course) to allow for ease of access from all directions.

You are also forgetting that this is a heavily used park for north Nashville. I would be against losing this park for anything other than what it is being used for. The current Metro General only takes up 2 acres at the most. Thats all the campus needs to take up, not the entire park. If they want the entire park again, they will get push back from the neighbors.

It seems that Metro always wants to dump on and take away from the Bordeaux area. Take away a park, gentrify and area, put a dump there, etc.  I drive by this park, and it is heavily used by youth football and soccer, not to mention there is a Lacross field here too.

Right.  Metro schools use these fields for their boys and girls soccer games.  Many/most metro middle and high schools don’t have regulation size soccer pitches on their campuses.   This just seems so on brand for Metro to want to take away some of the few decent athletic fields from MNPS.

I wasn't aware of how used these fields were. That being the case, the Hospital (if granted even some of the land) should be strongly encouraged to go vertical on the site in order to maintain as much of the playing field space as possible. Looking at the current layout of the fields (see below) and how the area of the property works out I think a hospital could blend into the site pretty easily. The outlined area is approximately 15.5 acres (according to google earth) and would only eliminate two fields. if the hospital could activate the corner of Mainstream and Rosa Parks and the vast majority of fields could be more efficiently laid out, I think the two fields could easily be be incorporated into the land. The two eliminated fields are shown as football fields according to parcel viewer, and soccer football can share playing surfaces, so worst case they could do some of that.

The fields and hospital could easily share parking (think how 5th and Broadway's garage works), so the other two surface lots could be downsized (wouldn't eliminate for the cases of ambulances and other support vehicles) which could contribute to the re-organization of the playing fields. Also having a medical facility that is directly associated with such playing fields could be very useful from a sports injury perspective. Again, tying this kind of association to the MNPS using the fields with the Titans practice facility right there and a possible partnership between them and Nashville General could be a great community engagement with the NFL.

We think so. Most of the time, companies do not differentiate between a city and the Metro area in these releases. They will refer to Las Angles, but in reality, it is in one of the many suburbs of LA.  If a developer said in a news release, Brentwood TN or Franklin many folks would not know where it is. The release stated in the southern- high end area of Nashville. My guess is that means Will. Co. There is really nowhere in Nashville to put a 90-to-140-acre project that fits the bill that is shovel ready if they want to start next year. We have heard nothing about this on any Metro docs and it takes Metro forever to get things done.

Lifestyle Communities has given up on their  large project (5-7 stories, 400 units) across from Stocking 51 at 1300 51st Ave. North, and have sold the 3.8 acre site for $30 million to Camden Property Trust out of Houston. The latter is the same group planning a 16 story mixed-use project at 909 Division in the Gulch.

Will Smith, Camden vice president, told the Post Monday the future project will not include any changes related to height, massing and scale as was previously planned with the LC project.

No new renderings yet.

LC had paid $12.8 million for the land in The Nations in Feb. of 2020.
