Modera Nations will be yet another Mill Creek Residential entry into the Nashville area, featuring three 6 story structures with 398 units, 5,500 sq. ft. of retail space, internal garage, and some surface parking on 10 acres at 1650 54th Ave. North.  It will face the Cumberland River to the NE. Cooper Carry will be the architect; Hawkins Partners will handle land planning. The site, which has been industrial for many decades, will need to be rezoned.  The team will go before Metro Planning Commission on July 28th for approval.

Mill Creek also has Modera Gulch, Modera McGavock, and Modera Germantown in the works.

Agreed on all points, but I’m very happy to see more development head further along centennial. There are tons of light industrial lots that could provide homes not far from downtown in the area.

The 1.04 acre triangular site at 5701 Centennial Blvd. in The Nations has sold for $2.8 million, 28 times higher than the last time it was purchased 9 years ago.  This area is seeing a lot of mixed-use development projects. 

The new owner is an LLC affiliated with Irvine, California-based Zachary Mayer.  There is currently a non- historic 1 story industrial structure on the site.

Elmington Capital Group has finalized the final piece of the land for their 8.3 acre mixed-use residential project slated for the NE corner of Charlotte Ave. and Morrow Rd (5330 Charlotte). They just purchased the .9 acre plot where a Burger King currently resides at 5320 Charlotte Ave. for $2 million.

Still no word from Elmington on the exact plans for the development.

This is a very interesting purchase. the entire site is sitting in the 100 year flood plain (1% chance of flooding per year). The Charlotte Ave Corridor Study is going to limit this property to four stories or six stories if the development contributes publicly accessible open space. 6 stories I would say is fairly appropriate for the are, especially as creating a gateway to the corridor like the plan states.

If I had to take a very quick stab at the corridor plan and waht the parcel offers I would say something like this.

Light Green – Extend England Park under the interstate and fill up the flood plain area. Possibly have a small bridge across the creek to connect to the Greenway on the precinct property.

Dark Green – Open green space that would be publicly accessible to allow up to 6 stories of building height.

Red – Extend Alabama Ave around to connect to 54th Avenue. Possibly put a new traffic signal here as well.

Blue – Extents of the building footprint. Most like wrapped around a garage, but a below grade parking option of the entire site could provide ground level amenities and pretty efficient parking for one or two levels only below grade.

Yellow – Garage access points. Loading would be on the Alabama extension. The corridor study doesn't want any Back of House elements facing the greenway, so that would all be commercial/ground floor residential.

Because this site is completely in the flood plain (not the flood way, very important distinction) they will most likely need to do a form of detention vault under their building to run any flood waters into. This detention vault will need to be sized to accommodate most of if not all the flood waters for the site during an actual event.

Fun fact. Charlotte Pike is categorized as a multi-modal corridor, so Nashville's zoning has no parking minimums along the corridor.
