A 164 unit, 3 tory townhome complex is being planned for 11 acres at 2404 W. Heiman St. (a few block east of T.S.U.) according to Metro documents. FMBC Investments has been the owner of the site for 4 years. 15 of the units will accommodate low-income renters.  Metro Planning Commission will have a preliminary hearing on the project at their Oct. 13th meeting.

The TSU/Fisk/Meharry area certainly needs more larger scale apartment complexes.  Hopefully this one will be an affordable alternative for students looking to live off campus.   Even with TSU planning to add new campus housing, the demand will still exceed the supply in the short term.  Fisk isn't experiencing housing issues in terms of supply.  But, the demand for better housing is growing.  So, the announcement of the new dorm they plan to build is welcomed news.

Stone Bridge Lofts will be a 4 story residential complex with 311 units and 11,200 sq. ft. of retail space by Holladay Ventures on 20 acres at 619 N. Main St. in Goodlettsville in the northern end of Davidson County. Single bedroom units will start below $1,000 per month. It is expected to be ready by summer of 2024. Studio A is the architect; Barge Cauthen & Assoc. is in charge of engineering.

Holladay secured nearly $32 million from Amazon.com Inc.’s $2 billion Housing Equity Fund — which the retail giant is aiming at its dual headquarters markets of Seattle and Arlington, Virginia, as well as Nashville — according to recently filed deeds. The sum marks the fund’s first investment in Nashville with a private developer.

Aside from Amazon’s aid, Holladay Ventures also secured $52 million from German American Bank and help from the National Equity Fund.

Nashville General Hospital CEO Dr. Joseph Webb is looking to the future. 

In a May Hospital Authority Board meeting, Capital Project Solutions gave a presentation for a potential new facility at 720 Mainstream Drive, deeming Nashville General’s existing facility on Meharry’s campus beyond repair. The move took Meharry Medical College officials by surprise at the time. 

“There is an area, MetroCenter, that we had identified as a desirable area,” Webb told the Post. “There were several others but that one seemed to be — from a proximity standpoint and size — most desirable. We don't have any kind of guarantees on that property at this time, it's just one that we're interested in.” 

Currently, Webb said NGH is three months into a six-month planning period and looking at how much space and money would be needed as well as what services will be provided. The new hospital will be the same size of 150 beds, but the organization is looking to add behavioral health care and potentially post-acute care beds, Webb said.

Meharry will be an integral part of construction choices as its teaching hospital. Webb said the new campus will include theaters for patients to watch operating rooms without penetrating the sterile environment. 

Nashville General will be looking for an investor to help fund the new building. 

Nashville General is requesting that the city donate a plot of land, though it’s not imperative to the plan. The hospital generates more than a quarter of a billion dollars per year, Webb said.

For folks interested, this appears to be a continuation of the article posted in May about this. on Page 168 of this thread we discussed how the park space that NGH is referencing could make use of some of the playing field space in order to not destroy the fields that are heavily used by residents and MNPS for sports.

This is LIV's development (farthest east) + Rhythm Development (just east but north) + Red Seal Homes (just east but fronting W Trinity, will be all townhomes unlike the image below that I made awhile back from a previous plan)

It is everything to the East. To the west of the salvage yard is The Greens at West Trinity Lane
