HCA Garage update. Up to 5th level now.

Looking south from intersection of Charlotte Ave. and 26th Ave. North:

HCA Garage, Charlotte Ave, Mar 10, 2018.jpg

Garages here are one of the biggest differences for me in regards to construction. Anywhere in the northeast it is almost exclusively precast concrete parts that are delivered to site and assembled (see image below), here it is almost exclusively site cast. Is this because of tornadoes?? I feel like site-cast is way more expensive, then again even with precast its almost 30K per spot on average in Boston for parking construction

Almost all of the parking structures in Cool Springs are precast

I don't know for sure, but I'll hazard a guess that precast may be favored for its cost and better suited for garages that are not part of a bigger building. Lots of those podium buildings would need stronger supports for what gets built on top of the garage. I've seen the precast used in a lot of the 3-5 story apartment blocks, usually where they are at the core of the building with nothing on top of the garage portion.

Movement happening on the Madison Mills redevelopment. From behind NBJ's paywall:

A duo of out-of-state real estate companies is finalizing a deal to buy a big property on Nashville's Charlotte Avenue, where current plans call for revitalizing the former factory there into commercial space.

The combination of FCP, based outside Washington, D.C., and Atlanta's Westbridge Partners are negotiating with property owner Tom Patten, according to multiple real estate sources. Patten owns the 7.1-acre site at 4101 Charlotte Ave., formerly home to Madison Mill Inc. until that company moved to Ashland City in 2015.

The Madison Mill site has gained a higher profile in the past few years, thanks to the development springing up all around the property and because Nashville's proposed transit expansion plans call for a light-rail line running down Charlotte Avenue. The most recent attempt to spark activity on the site called for turning the dozen shuttered factory buildings into nearly 190,000 square feet of office and retail space.

As it happens, the Madison Mill site sounds a lot like a larger version of Stockyards, an Atlanta project that FCP and Westbridge are undertaking in a joint venture. There, the companies are investing nearly $40 million to bring back to life three warehouses on a 3-acre property. As of mid-2017, about 75 percent of the project's 143,000 square feet of commercial space was leased. Tenants include a few restaurants and the co-working provider Industrious.

TriStar Centennial Medical Center officials are targeting a summer construction start on an eight-story parking garage at the Midtown parcel on which the Lentz Pubic Health Center once operated. The address is 311 23rd Ave. North.

- The parking garage as planned would rise about 105 feet at its tallest point and cover 900,000 square feet, making it one of the city’s largest such facillities.

- It will offer 2,280 parking spaces and feature a pedestrian bridge that will span Patterson Street and connect to the second floor of Centennial Hosptiatl's central tower.

- A decision to possibly include retail has not been finalized.

- TriStar officials will go before the Metro Planning Commission on Thursday, May 10, to request a rezoning that would accommodate the parking garage. A decision to possibly include retail has not been finalized.

The owner of Stocking 51 in The Nations has acquired a nearby industrial property at 4900 Centennial Blvd. for $2.75 million. It has been the home of  Nashville Bioenergy. It is recognized for its large industrial silos. No immediate plans have been made known for future development.

Will be interesting to see if they retain the silos and do massive mural painting, or if they take 'em down.

A site in The Nations once eyed for townhomes is being eyed for a 84 unit residential project. The two-parcel property has addresses of both 1601 57th Ave. North and 5700 California Ave. and spans about 4.75 acres.

Renaissance Stone Cutting LLC owns the west side properties, having paid $1.1 million in May 2017 for the 1601 site and $670,000 in November 2011 for the 5700 parcel. The company, which sells architectural stone, has enlisted Nashville-based Dale & Associates to handle land planning and engineering efforts.

More on the Stocking 51 expansion to the east, with renderings. Financing is lined up to create 75,000 square feet of commercial space on property that was purchased late last month for $2.75 million.

The amount of space that developer Nathan Lyons plans to add is twice the existing 72,000 square feet of commercial space comprising Stocking 51, which is mainly located within a former hosiery mill at the corner of 51st Avenue North and Centennial Boulevard. Lyons said 85 percent of that space is leased today and if ongoing negotiations are successful, he said the rest of that space will be occupied as well.

Plans are to break ground early in mid summer. Construction should take about one year to complete.

A cluster of silos is the notable feature on the 3.5 acres of land Lyons just purchased at 4900 Centennial Blvd., immediately east of Stocking 51 and Southern Grist's new brewery (the brewer rents space in Stocking 51 for a taproom). Lyons said he plans to keep the silos and build around them: a four-story building to their left, and shorter buildings in front and to the right. That framing will create a plaza space in the middle, Lyons said.

Lyons said about 25 percent of the expansion will be for retail and restaurant space. Lyons said he wants the rest to be office space.

About 260 parking spaces will be located behind the silos, serving the expansion and also a building at 1410 51st Ave. N. that Vintage South is incorporating into Stocking 51. That building will feature the new cocktail bar, The Cardinal, and Vintage South's offices.
