A mixed-use project on 1.9 acres at 405 40th Ave. North (hugging I-40 to the north) is slowly moving forward.  The plan is for office and retail, and perhaps a residential option. 405 Development Partners paid $4.5 million for the property two years ago, and will seek an amendment to their original plans at theMarch 14 Metro Planning Commission meeting.

Price Development has won the bid on the Metro-owned 4.4 acre site at 3800 Charlotte Ave. for $7.45 million. The lot is known for housing salt barns near I-40.  They have plans for another apartment complex to go along with their 244-unit complex called The Monroe in Germantown. No design details or rendering as of yet.

One thing to note is that they were the only bidder and they came in 2 million below the appraised value. Either the market is somewhat cooling or the appraised value is way off. We are seeing properties under contract such as the Neuhoff property and a few others but there are a number of large parcels in SoBro that have been for sale for several years that have not sold. 

I think Metro may be over stating the value of the land they own and especially along Charlotte. The zoning they have in place limits what can be done on many places so a lot of developers just say , so long amigo. For the price they need to be able to do a larger developments and Metro just keeps screwing the Pooch. That goes for many areas of town where the zoning is way out of date with the influx of development that is coming in. The Bros restaurant site was for sale for a couple of years and they took that off the market.

The problem is we have just too many areas of town that are hot and they cannot all be developed heavily at the same time. We just are not getting the population influx to support all that development. Its strong and steady, but we have so many projects announced and under construction it is going to take some time for the market to catch up.

Crave at City Heights will be the latest mixed-use development in McKissack Park by E3's John Eldridge. Located at 2704 Clifton Ave.,  it will be 3 stories, with 30 condos and 11,000 sq. ft. of first floor retail, as well as a rooftop garden.  At least 6 of the condos will be "workforce rates."

Well the issue is that the nimbys want the restaurants and shops in their area, but they will not be able to suppot those resataurants and shops without said rooftops. If the councilperson is in favor which it seems she is, then the nimbys dont have much of a recourse because as has been said before other council members will not vote againt the council person in that district if they favor the project. If they did then no one in any district would get anything passed.

I said several years back the only way they can get more restaurants and shops in this area is more rooftops and it looks like the council person has come around to reality.

Couldn't agree more, you need the people first then the amenities follow.

City Construction has landed permits totaling a $7.5 million for Phase II of Stocking 51. this will be for a 16,000-square-foot building, parking lot, a new central plaza, preserving of the existing silos, rehabbing of a freestanding canopy, and landscaping.
