As someone who lives a few minute walk from the site, I really like this. It so well reflects addressing the  "complaints" of past proposals - in scale, site development and building materials.

Both of these projects are some of my favorites right now! They are extremely well designed and will transform the neighborhoods they’re in. Especially the Merritt Mansion project. It’s huge, beautifully and classically designed, and preserves the historic mansion. Win x3!!

The beautiful circa early 1900s former home on the south side of Broadway, just east of 19th Ave. South was finally razed.  The owners had been trying to sell to someone to redevelop for years, but there were no takers.

Thank you! While I would love to be able to take the credit, the design concept and massing was all done by Dryden here in town and they really did a marvelous job massaging this project into something very respectable for the neighborhood. My job was to make sure the documents got to the point where budgets and actual construction could occur. It was one of the more complicated projects I have ever worked from a code, but also a documentation project. I believe this will be a VERY transformative project. Very excited to see it come to fruition.

2180 Nolensville will be a 4 story residential development (unknown units at this time) featuring 3,000 sq. ft. of ground level retail space on 3.07 acres. Currently there are 2 warehouses on the site. RAM Realty Partners is the developer.  Dynamik Design is the architect.  No final renderings available, although some reference images have been released.  A rezoning of the property will be requested at the May 11th planning commission hearing.

We live in the area and frequent South Side Pub and Red Bicycle. I've been patiently waiting for some more development/retail to around there!

Not too shabby. Dynamik can be hit or miss based on the client. Ballpark Village is sharp, but The Towne on Rosa Parks is awful. Will be interested to see what this design looks like. Wish they went to six stories to meet the height at the back of the site. Or at least five to fully cover the garage (not that anyone would ever see it).

More specs on Wedgwood Village, which will have an April groundbreaking:

- When fully complete, it will offer more than 30 retail stores, 35,000 square feet of restaurants and bars, 148,000 square feet of Class A office space and more than 400 residential apartments.

- To be located at the intersection of Houston and Martin streets, 515 Houston Street will sit across from AJ Capital’s May Hosiery Mills (which dates to 1908), in which French restaurant Pastis is set to open by year’s end. The 170,000-square-foot, four-story brick-clad building will be anchored by two restaurant concepts from a James Beard Award-winning hospitality group with 109 residential units on upper floors.

- Fronting Houston Street to the north and Brown Street to the east, 507 Houston Street will offer 51,000 square feet of Class A office space and 10,500 square feet of ground-floor restaurant and retail space.

- The planned 448 Humphreys Street will be a four-story, 56,500-square-foot building to include 5,000 square feet of ground-floor retail and restaurant space, 48,000 square feet of Class A office space on three floors and a top-floor balcony.

- Additional buildings could create a town square of sorts — interacting with a two-acre lawn and the Merritt Mansion, which was originally constructed as a log cabin in 1799 by Captain John Rains, a Fort Nashboro co-founder. The home was relocated to its current site in 1840 and expanded into a federal-style home for Rains’ daughter Sally Merritt in 1870. The address is 441 Humphreys St. The status of the future buildings to unfold on the specific Merritt Mansion site is unclear.

Yes!  The brick is very nice! Also the 4-5 story max for offices (6-7 for residential) will help the area feel a lot like parts of DC if they're all built. I think it's wise not to go with very large buildings as (IIRC) the streets are far more narrow and crooked than in other near-ring areas. 

Paul, you live in that area. What would you say are the top 3 infrastructure needs to support everything that's planned? I've heard some people's frustration with the RR crossing. I'd be surprised if Metro did anything about that any time in the near future. 

Also, I'd like to put in a request if you get your drone out anytime soon, to get another pano shot of downtown and midtown. It'd be interesting to me to compare with the ones you took last time.

Besides the railroad crossings. Including the bridge at 2nd by Trax. 
 

• A general cleaning up of a lot of sidewalk connections, either they were never connected or because of all the new construction they are kind of a mess. Especially around the Diskin/Finery area. 
• Dudley park is pretty nice. It needs some more equipment, a basketball court could probably be squeezed in on the south end, and an accessible entrance on the southwest end. 
• Probably my biggest want would be to somehow make 2nd and 4th, 2 way streets. I’d love to see a traffic study but from my anecdotal view they never seem busy enough to justify their size. They are incredibly fast roads for a residential neighborhood. 2 ways would slow everyone down and make it better for businesses and restaurants to open on 4th.
