How are they able to just add floors? Aren't these buildings engineered for a certain floor count, or can they be engineered to take additional loads years later? Could, for instance, Bridgestone decide to add 10 floors to their building?

Some buildings are designed from the outset with the ability to add floors later.  One such example is the old Ben West library.  It was designed to hold at least a couple of additional floors.  Most buildings are not designed in this manner, though.  If a building is not designed in this way, adding more floors can sometimes be done; but it is usually preventatively costly.  In the case of Bridgestone...I wouldn't count on it.

Warner Bros. plans to demolish the 111-year-old structure at 26 Music Square East (most famous for housing Sammy B's restaurant for decades). No immediate plans on what will happen next.  I had many a chat over lunch at Sammy B's back in the 80s and 90s.  Wish there was a way someone could see to keep it for another restaurant or museum or something. It's been sitting empty for 8 years, and apparently has some significant structural issues.

The Music Row building home to RFD-TV, among others, has sold for $13.7.  John Toomey, an affiliate broker with Nashville-based Urban Grout Commercial Real Estate, facilitated the deal.  He states one of the reasons the buyers were interested is that the attached parking garage adds distinct value to add/expand more office space upon. I can see them tearing that down, and building a new structure on top of a sturdier parking pedestal that would serve both offices.

Story is currently behind the paywall.

This screen shot from Smeagolsfree's excellent Development Map shows the primary structure labeled "RFD TV" in the center of the frame.  The parking garage is immediately to the left (directly south across the street from the new Spectrum Emery office building U.C.).
