There is most likely a landscaping requirement by Metro. Landscaping and trees are the last thing to go in.  I do know with most homes there is a 2" caliper tree requirement, but with these being so close to the sidewalks I am unsure what the requirement is.

You can see in the rendering, (in the foreground) there are trees that are about ten feet tall along the front.

The .5 acre surface lot at 1705 Hayes St. (which is between the Broadwest development and the proposed Avalon Midtown) is up for sale for $6.95 million. It was last purchased for $180,000 in 1986.

Fred Hall of Hall Emery says that after delaying the 17th & Grand project (7 stories, 160,000 sq. ft. of office space) in April, they are looking at a fall ground breaking. They have a loan agreement in place with an unidentified lender, as well as other investors committed.  Construction should take 20 months to complete, with a planned opening in the 3rd or 4th quarter of 2022.

The pieces are coming together for Rock Block Flats (7 stories, 30 units, tied-in with existing buildings  at 2201-2209 Elliston Place) as Tony Giarratana's group purchased the primary properties fro $2.87 million today.

Various Metro approvals will be necessary, including a rezoning, for Rock Block Flats. No price tag has yet been disclosed.
