Bryan Fort and Frank Thomasson have paid $3.1 million for 1032-1034 4th Ave. South and 1029 3rd Ave. South  for a cumulative $3.1 million.  The plan is to update the structure at 1034 4th Ave. South (see rendering below), and keep the other as is for now.  No word on when construction. will be started or whom tenants might be.  Currently Fears Construction is in the 1034 building, and M&M Lighting Supply in the 1029 3rd Ave. South structure.

City View South seems to have broken ground at 2176 Carson Street in the Woodycrest neighborhood off of the 2000 block of Nolensville Pike. The road was closed for infrastructure upgrades. I!t is going to be fascinating how this section of Woodycrest develops as it already has amenities like InterAsian Market, Tempo Coffee, South Side Kitchen, Azafran Park Farmer's Market, bike lanes, a pocket park, proximity to the MLS stadium, etc. I included pic of the closure at Coleman & Carson on the south (Img 1) and a pic of the closure on the north at Carson & Nolensville Pike across from the  Accent development (Img 2).

Brand Berry Hill (4 stories, 314 units) update: Several elevator shafts are topped-out; foundation set across most of site;  some first floor framing underway.

The 2 story, 9,300 sq. ft. structure on .04 acre at 2 Music Circle East that used to house The  Tracking Room studios, has been purchased for $3 million by a group headed up by Lance Bloom,Charlie Jigarjian, and Jonathan Krasner. The zoning on this spot allows for hotel, office, and multi-family residential options.  No word on their plans at this point.  

Interestingly, the 1 acre lot immediately to the south that fronts Division St. (1300 Division) is still on the market.  The price may  still be a bit steep at $12 million.  But I could see both of them being combined to make way for a significant development that could feature several 5-8 story structures (I believe that is the current zoning limit on height there).

My wife and I love Los Toritos at 1300 Division.  Great Mexican food and super convenient.  They survived the pandemic and I saw a billboard ad for them on James Robertson Parkway this week, which suggests they are doing okay but think they can get more business.

The Cadence (5 stories, 193 units) at 1600 McGavock St. in Midtown has been purchased by WhyHotel out of Washington DC for $57.9 million, which specializes in converting residential complexes into apartment-style hotels. Phoenix Properties out of Dallas developed the complex in 2014 for $6.19 million and was the seller.

Martin Flats (4 stories, 150 units, ground level retail in WeHo) update:  About to open. 

$1,000 a month for a 200-square-foot unit, fully furnished, with utilities, Wi-Fi and amenities included. Each floor has two communal kitchens, a lounge area and a laundry facility.  Tenants for the building's bottom-level retail space are being scouted.

Good to see so many kinds of density going in so close to downtown. I love to see Wedgewood Houston development interacting (to varying degrees) with 4th Ave.

I will have to say that was a great rundown of the area.  GREAT JOB Robert & Coleman! Of note I will say that the WeHo Crossings is moving forward and the final site plan is out. They should be starting on that project I am guessing toward the end of the year.

Also Wedgewood Lofts or WeHo Nashville which ever name it is, is also moving forward with most of the permits being applied for in July. I think it is only a matter of time before that gets started.

1414 4th Ave. South (4 & 5 stories, 346 units, 17 live/work units, 23,000 sq. ft. commercial space, and 360 capacity garage) in Wedgwood/Houston is going to be the new version of what was once going to be WeHo Crossing (conversion of existing warehouse space to primarily office and retail space).
