For those of you in the know, does these construction materials result in some time savings versus concrete or traditional wood?

Much much faster and less labor. The crew can probably be less than 10 people (including the crane operator) so the construction time saves money via time and labor. The comparison I have seen through seminars and educational groups is Mass Timber is about 10% more expensive on the material side (upfront) but could save upwards of 25% on the construction side.

I am sure the recent spike in lumber prices did I not help things, however those prices seem to be getting back to normal now with a recent 70% drop with another 30% drop forecasted. Now I do not know how much this would have to do with the price of a mass timber project like this. Were the prices negotiated ahead of time????

I do know the recent drop and futures will have positive impact on current and future projects in the pipeline. With all of this being said, do you think that the spike had a impact on these types of projects?

In talking to a contact who cuts panels upon delivery from Austria, he has definitely seen an uptick in price, but the big concern is the supply. Because of workforce shut downs abroad, there hasn't been enough workers to produce the panels so the supply, lead time and pricing has all gotten thrown out of whack. That being said supply chain issues may not be getting any better anytime soon. Companies like StructureCraft (who supplied the timber and timber engineering for 1030 Music Row and Nashville Warehouse) and StructurLam are North America based, and harvest lumber out of the Pacific Northwest, so they may have been a little less susceptible to the surge in pricing. 

I would be shocked if Panettoni did not have a Guaranteed Maximum Price (GMP) for this project, which is probably why the exterior façade was VE'd a fair amount, but it would be hard to speak to lumber prices on this one because StructureCraft was essentially a design-build consultant on the job.

The Malvern will be a 5 story, 70 ft. tall, 7 unit luxury condo building at 1030 17th Ave. South to be developed by Geoff Sernyak. The 2 story, 1938 era home that has been utilized as office space will be razed to make way once Sernyak has finalized the purchase of thin plot by mid-September. Work should be underway by the beginning of October. Centric architecture is in charge of design, and Sernyak's Geofferson and Co. construction firm will handle the build.

I tend to prefer raising the first floor up about half a story. This is actually a pretty traditional characteristic of urban residential architecture. For example, if you visit any of the older urban residential neighborhoods in Chicago, you will see a lot of 2 flats and 3 flats with this raised first floor. It helps to visually anchor the building to the site, provide privacy for the residents inside, and also allows a garden story to be inserted under the first floor for more rental space or other ancillary spaces. I agree with you that it feels much nicer if there is be a more substantial porch at the top of the steps though.

Yikes,  that baby looks like a weird condo in a tertiary Central American resort town where  some  American who decided to start their whole life over on an episode  of House Hunters International is considering....

I was wondering if they were moving on this. They put down a new erosion barrier a couple weeks ago.

If the floors are also made of wood everyone except the people on the top floor will hear noise and sounds constantly from those above.  Wood makes noise travel easily.
