Agree, besides this is owned by the Dialysis Clinics of TN which own the entirety of both of those blocks and they are not going to develop anything major on those lots. This is a REIT for them and they own a number of other parcels in midtown.

Mass Timber is completely different than the typical light framed buildings. The wood is completely solid, so the sound transmission is much less. Additionally there is an acoustic mat and concrete topping slab floor on top of each panel. There is prolly less sound transmission in this floor assembly than a concrete or steel constructed building.

Here is a wall section that shows the floor.  Blue to Blue is solid wood (Dowel Laminated Timber), Blue to Red is the acoustic mat and Red to Green is the concrete topping.

The  1 thru 3 story, 48,375 sq. ft. mixed-use (retail, restaurant, office space, 187 capacity underground garage on 1.87 acres of former Tabernacle Baptist Church site)  development on 12th Ave. South has submitted new renderings and info to Metro Planning for an Oct. 14th presentation.

These are not new actually as these are a year old. This is on D Tracker now for approval, but the rendering were released some time ago if you check way back on the thread. It’s just taken this project a while to get to this stage for some reason.

Glad to see it is on the planning agenda now and the modernist church and parking lot will come down.
