Standard Assembly (5 stories, 314 units, 25,000 sq. ft. of retail)  in WeHo has announced its first restaurant: Moto Moda will be a 5,000 sq. ft. concept between Jimmy Pruitt an Any Mumma of Barista Parlor. It will be a throwback pizzeria serving brunch, lunch, and dinner with a full bar and featuring a selection of modern and vintage motorcycles. It will open in summer of 2022.

If memory serves,  I think they were working on this concept for a location in East Nashville a few years ago.  Maybe on Gallatin or in Riverside Village?   Glad to see a concept from local folks with a good track record be the first tenant here.  With all of these WeHo developments,  it's gonna for this be vital for this neighborhood that they don't get too overrun with lame, out of town brands .

The Patterson Partners planning 15 story building at 310 17th Ave N, to start summer  of 2022. The site is already zoned for 15 so no special zoning will be required.

Brad Bars (owner of Creative Investments) and Tim Morris serve as co-managing partners of Patterson Street Partners and are joined by Steve Armistead and Jared Bradley. Tim Morris is part of M2 Development doing the Ritz.

Hill Realty seems to be planning a 301 unit residential complex with 6,000 sq. ft. of ground level retail on 1.5 acres at 2900 West End Ave. (NW corner of West End at 29th Ave. North where Piggly Wiggly Grocery is now).  No word on height, but best guess would be around 6 stories based on the size of the lot/amount of units. It is already zoned for mixed-use, so not requests for changes will need to be made. Originally Hill Realty was looking at a hotel on the site, but the pandemic caused them to reevaluate. No timeline, architect, or renderings available yet.

Looks like they are planning on having 36 studios, 164 1-bedrooms, 83 2-bedrooms and 18 3-bedrooms plus a pool amenity.

The building is tentatively not estimated to take the whole site it appears (see brown hatched area below). Based on the size of the building it could be possible that we see closer to 10 floors IMO. Catalyst Design Group appears to be handling the Planning and possibly the Civil Engineering.

The purchase of the 4.38 acre site between I-440 on the west and OneC1TY on the east for the  Haven at Charlotte (9 or 10 stories, 318 units, internal garage) has been finalized at $10 million.  Guefen Development partners will develop the project; EDI International is the architect; Kimley-Horn is overseeing land planning; Gresham Smith is in charge of civil engineering.  A $55.4 million construction loan has also been landed by Guefen from an unknown source.  No word on when it will get started.

Surveyors out on site this morning, although it's a firm known more for SUE, so not sure if they are actually doing topo or just taking shots for exploration. And I still don't know how they are going to fit this development on this lot.

Good news: AJ Capital Partners have applied for a historic landmark overlay for the Exit/In venue that would make it difficult to make any changes to the structure.  Some people have feared they would demolish or substantially alter the  venue, but this clearly shows their intentions to keep it.

Both the historic zoning commission and the Metro Planning Commission will debate the proposal before the Metro Council votes. Zoning commission staff have determined the application meets the standards for a historic landmark because the property is eligible to be listed in the National Register of Historic Places. A group at Middle Tennessee State University is currently working to get Exit/In added to the national list.
