A 2 story commercial building is being planned for  nearly 1 acre site at 2809 12th Ave. South, the home of 21st Century Christian Bookstore.  Laulima Development will be in charge of the project, having paid $10.6 million for the property in October. It is unclear if any of the current structure will be incorporated in the design.  Fulmer Lucas Engineering is involved in the project. No renderings yet.

How does this make any sense at all? Paying ten million to put up a small building?

I'll be interested in seeing the footprint of this building because 1-acre has a lot of possibilites at only 2-stories. That being said, the height is very appropriate for even the new construction in the neighborhood. I could see it being a "tall" two stories.

Green & Little is amassing land for something in WeHo.  They just purchased the cottages at 412-414-416 Humphreys St. (cumulative .54 acre) for $2.65 million.  These sit next to a .44 acre site they already own at 1269 4th Ave. South.  All of the plots are zoned for mixed-use.
