101 Factory (three 4 story buildings, 204 units) should be starting soon now that developer Elmington Capital has closed the purchase of the 5.9 acre site for $5.1 million, as well as securing a $48.4 million loan from U.S. Bank.  Southeast Venture will handle the architecture, with Catalyst DesignGroup in charge of land planning and engineering.  A rough rendering is below, but it is not the final.

FYI, Some big news in the morning on the west side of the downtown loop. For those of you that know, no premature clairvoyant guesses.

As UTgrad09 reported last Saturday, Dec. 11th,  on this thread, Country Delite Farms milk processing plant that covers over 3 acres at 1401 Church St. will cease operations in February. No word yet on if there are plans to sell the property, but it has to be a foregone conclusion that many major suitors are lining up for the prime property that is bordered by Church St. on the north,  14th Ave. North (facing I-40-65 inner belt) on east,  Grundy St. on south, and 15th Ave. North on west.

SomeraRoad has purchased the .41 acre vacant plot spanning 483-487 Humphreys St. in WeHo for $2.25 million. They may have another mixed-use residential project in mind.  The sellers had paid $93,000 for the land in 2012.

Al. Neyer has a .8 acre, 6 parcel site on the SW corner of Patterson St. and 18th Ave., North (1807-1811 Patterson and 307-311 18th Ave. North) under contract for an unspecified sum.  The site is currently zoned for 7 stories with up to 15 floors via a setback variance.

Mainland Companies has paid a combined $4.27 million for a couple of properties at 2207 and 2211 8th Ave. South (a vacant lot and the Berry Hill Animal Hospital) that take up a total of .7 acre (sandwiched between Lofts on 8th on the north and Smiling Elephant Restaurant on the south. The vet service is going to locate to the nearby 2016 8th Ave. South building. No word on their plans, but Mainland normally does residential projects.
