I guess some of you are tired of my posting, but it's a very slow time of year. Anyhooo here's another parcel that Hines has bought for the Reed District.  I post this not to add to the volume of news surrounding that prospective development, but to throw out (once again) the feeling I have that the city will regret the missed opportunity that Hayes Street presents if some form of rapid transit (BRT) isn't integrated into the plan to link downtown and midtown before all these projects get built out. https://www.bizjournals.com/nashville/news/2022/01/03/hines-closes-on-more-midtown-land.html

I realize I'm just blowing into the wind here, but for those who have missed my prior comments, I think a BRT dedicated lane(s) along Commerce Street (from Second Avenue) westward all the way through the Gulch along Grundy Street and then with a bridge over I-40/65 to Hayes would be a vital "spine" for the beginning of a mass transit system (at least to the west of downtown). Then from that point on to 21st Avenue where it could split N/S to serve both the Medical Center area over to Charlotte (or parallel) and Vanderbilt University over to Grand Avenue. The return could likewise follow reconnected "broken" streets back to the Music City Central hub. Looking back at that hub, it looks totally misplaced. But you just "gotta" work with it.  Maybe later (after mass transit is adopted by more people) then it will be feasible to build a new hub elsewhere (maybe at the corner of James Robertson and Charlotte at that parking lot across from TSU Avon Williams campus. My point here is "RECONNECT" those streets that were broken up during construction of the Interstate loop 60 years ago.  I'm not so familiar with the East side of the river, but I'd guess there are ample opportunities over there as well. And that may even be the best place to start as it's being planned right now.  Where is leadership here?

Mike Schmerling has finished the accumulation of a .8 acre corner site on the NW corner of Hayes St. and 20th Ave. North with the purchase of a .2 acre surface lot at 1922 Hayes St. for $1.5 million. He now owns 1918-1926 Hayes St. No word on his plans yet. This is immediately to the west of the proposed 1904 Hayes tower (23 stories).

Somera Road has expanded the footprint of the plot they have in WeHo for future development by paying $10.5 million for 1.5 acres at 1312 Martin St. (the NE corner of Martin and Hamilton Ave.). Currently there is a small mobile home park on the site. InsBank provided a $7 million loan to help with the purchase. The whole tract is now 2.6 acres.

Jonathon Reeser, SomeraRoad’s director of acquisitions, said there are “no imminent plans to announce at this time.”

“We’re continuing to invest and expand our footprint in our home neighborhood of Wedgewood-Houston,” he added. “The acquisition, located in the heart of one of Nashville’s most exciting neighborhoods, is a great addition to our Nashville portfolio.”

I believe with the UDO, they would be able to go to 3 stories/45 ft without an SP. They can get a 4th floor with flats/other multi-family projects.
