That's a very expensive rendering for a group I thought was just going to sit on the land for investment...

 

I was under the impression that some kind of plans for this property had already been set in motion.  I don't remember specifically, but I think Noshville has already found a temporary home somewhere else until it can relocate in the base of the new building upon completion.  I could easily be misremembering the source, however.

I think you are thinking of 19th and Broadway which would surround Hattie B's.  Its not as far along as this one from what I can tell.

Terwilliger and Papas seeking height variance for property on NE corner of 18th and Chet Atkins. Have know they were the entity for a while, but is in the news now. Will come off paywall soon.

It is across 18th Ave S from Artisan 18. It is a collection of lots at the northeast corner of Chet Atkins and 18th Ave S.  

 

The height issue likely relates to setbacks. It is zoned ORI-A  which allows a height of 65 before the setback begins and then it is allowed 1.5 vertical feet for every 1 foot horizontal. It sits in T5-MU-03 policy for the community plan which allows a height maximum of 8 stories. The BZA can't change community plans or zoning, but they allow variances for buildings when the changes are minor. I don't see this one topping 8 stories without a community plan change and SP.  I could be wrong, but I suspect that the variance is in relation to setback requirements. ORI-A also requires some street level office or retail I believe.

Man...Element is FAR larger than I could have ever imagined. I mean I knew exactly how tall it was going to be before a shovel even hit the dirt, and it still stuns me for some reason.

Pretty sure by unit count this will be largest residential building in the state. Also betting based on square footage and views easily amoung most expensensive rentals in the city, at least for a bit?
