Nashville celebrity photographer, Jeremy Cowart, has crowd-sourcing ideas to launch plans for a 200-300 room, $80-$150 million budget Purpose Hotel chain in Nashville. No site chosen yet, but Cowart is interested in Palmer's West End Summit lot, or perhaps Music Row, or even downtown. Bottom link is to a video for the Kickstarter launch.

Another hotel may be coming to Midtown/Vandy area.  From today's Nashville Post:

Chicago-based AJ Capital Partners is looking to develop its high-end Graduate Hotels brand in the Vanderbilt area, Nashville Business Journal reports.

Ben Weprin founded AJ Adventurous Journeys) Capital Partners, which is teaming with New Orleans-based The Berger Co. and Nashville-based MarketStreet Enterprises on the Thompson Nashville, a $70 million boutique hotel soon to open in The Gulch.

Graduate Hotels focus on families and friends of college students as their primary customer base.

Weprin and his team have developed six Graduate hotels since the brand launched in 2014, according to NBJ. The hotels are located in Ann Arbor, Michigan (University of Michigan); Oxford, Mississippi (University of Mississippi); Madison, Wisconsin (University of Wisconsin); Athens, Georgia (University of Georgia); Charlottesville, Virginia (University of Virginia); and Tempe, Arizona (Arizona State University).

Weprin has degrees from the University of Tennessee and Northwestern University.

I've been to the Graduate in Charlottesville.    It was formerly a crappy aging Red Roof Inn but with a prime location on "The Corner".    Graduate did a complete overhaul and is a significant upgrade in quality.   Modest increase in room rates, but like a lot of college towns the rates spike on weekends when there are university activities going on.

Update on Crescent Music Row (6 and 7 stories tall in different sections, mixed-use, 275 apartments) from the backside.  It is topped out in most portions now.

From today's Nashville Post:

Music Row-area site could land 11 townhomes

An 11-townhome development is being eyed for Music Row-area site located at the northeast corner of Sigler Street and 13th Avenue South. The property is located on a small cul-de-sac on the south side of the inner-interstate loop and in the shadows of high-rises in The Gulch.. A Metro document does not list the developer. However, Nashville-based Smith Gee Studio is serving as architect.

The owners of the property will go before the Metro Planning Commission on Thursday, Sept. 8, to request a rezoning to specific plan. Highlighted by South Street and located on the northeastern fringe of Music Row, the area in which the townhomes would be built has seen significant residential infill construction during the past few years.

These are terrible. The Hardi Board already looks like crap, the window trim is almost pointless. There's no facade depth either; adding 2 to 3 inches of depth to window framing does wonders, especially for developers working on a tight budget.

Deja Vu strip club purchases property at 1418 Church St. in Midtown for $3 million, seeking to move there next year.  However, a new city overlay ordinance for that part of town may block this from happening.

I don't know, in South Korea there are brothels and peep shows everywhere. I'm not sure how I feel about this kind of moralizing through zoning. 

In the article, Mr. O'Connel talks about not wanting this kind of business in people's back yards. Well, in an urban space, one doesn't really have a back yard, and it's not as if the strippers strip out in the streets.

The owners of the club should have had all that worked out with current site owner Dave Arnholt, *before* they elected to purchase that new property.    Arnholt agreed to assist Déjà Vu with finding a new home, and I would think that such a transaction would have been arranged, contingent on the results of conferring with Metro on this.  At least then, some kind of provision with Metro could be set in motion for review, to help the business counter the chance of steam-rolling by such a newly introduced ordinance, passing on a final reading.  This is one of those typical circumstances in which the market evolution ─ specifically the development trend of Mid-town ─ does not always make apparent to the stakeholders the ramifications associated with constraints defaulting with such undertakings.  This possibly could have been foreseen.

The original Club Platinum which used to be at 1711 Hayes St years ago (admittedly, I occasioned the joint some 35 years ago upon return visits to town), has been gone from the district for quite some time, but had it remained, then it likely would have had some "legal" recourse, as long as it kept its "act" together (and not *spread* apart).

Back in the "good old days" of adult diversions in Nashville, Heaven Lee would take her act out on the streets from time to time. Seems I recall a legendary ride on horseback through town!

After purchasing the top floor condo of the UA Tower on 17th Avenue South today, Jay Patel now owns the entire building, and can move forward with plans to redevelop.  Whether it will be a boutique hotel, or condos, or mixed-use are all being explored.
