A couple of properties on Gallatin Rd have sold over the past couple of weeks: 

714 and 716 Gallatin Ave sold for $1.02 million to James Higgins and Richard Piliponis. This is directly across from the Eastland Kroger. Currently home to King Solomon’s Gyros and a vacant church. No word on what their plans, but someone applied for Beer Permit yesterday at 716 Gallatin under the name Eastwood.

1202 Gallatin Ave sold for $1.4 million to 1206 Gallatin Ave, LLC. This is the old laundromat across from the former Krispy Kreme and future Hill Center Greenwood. The laundromat closed in May. No word on what their plans are for the lot, but I assume the current buildings will be torn down and replaced eventually.

M Cubed continues its aggressive buying of area parcels with a 2 acre lot at 1510 Lebanon Pike (near the intersection with Spence Lane) for $1.06 million. Currently, a small taxi company is on site. No word yet on their plans, but they generally like doing mixed-use residential projects.  Of note, another developer is planning 25 townhomes on similar sized lot just a few hundred feet to the east.

A permit for $900,000 has been landed for interior demo work on the former Vaughn Manufacturing plant (built in the 1920s) at 757 Douglas to be converted into 39,000 sq. ft. of creative office and retail space to be known as Highland Yards. Shed Fitness has been announced as the first tenant.  A fall completion is tentatively scheduled.

Still, the Nones are growing faster.

Fieldhouse Jones (93 rooms, 65 car garage, $20 million)  at 811 Main St. will have its opening in the next month or so.  It will offer an all-day bar, rooftop cocktail bar Neon Mango and an “experiential retail experience."  The lobby, dubbed Assembly Hall, will blend an antique shop (Architectural Artifacts) , bar, coffee shop and a communal space for guests. There will also be games, including a bocce ball court and ping-pong tables.

The Shoppes on Gallatin Ave. at 1214 Gallatin Ave. (14,980 sq. ft. on 1.3 acres) is now fully leased and available for sale. The tenants are Seven Springs Orthopaedic, Care Now, T-Mobile, Great Clips and Orangetheory Fitness.  No word on the asking price. Jon Petty and JC Darby, brokers with Nashville-based Southeast Venture, to handle the marketing and sale of the retail building.

Christian Paro has purchased the Art & Invention Gallery and Idea Hatchery structures at 1106 Woodland St. near Five Points for $2.5 million.  A few months ago, Meg and Bret MacFadyn, who ran the previous businesses there, announced their retirement.  They purchased the .5 acre property in 2000 for $165,000.  Initially, Paro plans on keeping the Idea Hatchery portion open.  Not sure what his plans are for the larger structure that housed the gallery.

The pace really picked up at Cayce a year or so ago; it's been impressive. Is that because of the extra funding that Briley announced a while back, or has that come into play yet? I also wonder if we're getting close to breaking ground on Napier and the other ones.

At Cacye I'm looking forward to the street grid getting reconnected, and the market-rate units getting occupied, so we can see how this is going to work out. I'm hoping with more people at different income level, there will be more interest from retailers and places like the closed family dollar on shelby will perk back up.

Another craft brewery is coming to East Nashville: Crazy Gnome Brewery will operate from 948 Main St, in the structure that used to house Transmission Exchange  immediately behind Main Street Liquor.  Plans are to be open by the end of the year.
