Liberty Lofts will be a 3story, 42 unit residential project at 125 Liberty Lane, near Rivergate Mall.  Work is underway grading the site which formerly had a small, non-historical house on the 1.46 acre site. A $4.77 million permit has been issued to Cumberland Contractors Multifamily LLC. Consortium is the architect; Ragan-Smith is in charge of engineering. A summer 2022 opening date is planned.

Yesterday the Metro Historic Zoning Commission did approve plans for the mixed-use commercial/townhome proposal at 201 N 11th Street (NEC 11th/Forrest). There was good discussion.

I raised the background that the Five Points Redevelopment District was created through community input that was revisited a few times over the course of 30 years. It had specifically called for a mixed-use building on this site that would be constructed to the sidewalk with a two-story base and a possible third floor that would be stepped back. This building meets those parameters.

I have worked with the property owner and the architects at Powell on some later changes since submittal to respond to neighborhood feedback about wanting some degree of planting beds or green spaces to soften the appearance of this building on the Forrest Ave side. Those later plans revise the vestibule entrances slightly so that the stairs come under a stoop below the second floor bays. This revision provides room for plantings in the recessed areas for each of the townhomes. That will help.

The Commissioners also recommended this approach and allowed that it can have final approval at the staff level. The Commissioners also recommended a traditional red brick palette for the masonry materials, which would also be approved at the staff level.

I am continuing to work with property owners to try to bring more housing to the Five Points area on vacant or underutilized parcels on the main corridors. Some Nashvillians seem to have a visceral opposition to townhomes, condominiums or apartments existing anywhere. But not everyone can afford or even wants to live in single-family detached housing. More importantly, the East Nashville community itself called for adding this kind of housing and mixed-uses in some of these exact locations as expressed in the redevelopment district documents and other community planning projects that had extensive neighborhood involvement and participation.

So no, I am not “destroying” Five Points, I am defending the immense paper trail of documented East Nashville support for modestly dense multifamily and mixed uses in Five Points that was spelled out on a parcel-by-parcel basis about what this community thought belongs where. This is not new: it is continuing old business and building out the quite detailed East Nashville community plan.

This is what is I was saying during the last meet and a couple of you have been disagreeing with me.  I know Dickerson is a mess and I am not saying all of Dickerson. I am just saying the portion south of Trinity right now is about to see a flurry of activity. 

I can name four major projects that have been announced with two getting close to starting, one more approved, another moving forward, and another one that is on the works with 500 plus units. There are also numerous smaller projects trying to get restarted as well. Land was going for around 2 million an acre before the Oracle announcement.

The positive quotes from business owners and workers is refreshing. The fact is that the Dickerson Road Merchants Association has been working for many years to attract this kind of reinvestment. And that has started sporadically. But there is a lot of land there  

The Planning Department also worked through the Dickerson Road corridor planning studies not too long ago with lots of community and stakeholder input.

There are also large sidewalk projects for Dickerson that the Metro Council has approved and are somewhere in the queue for procurement and construction.

I know that some well-meaning folks around town are asserting that decisions are being made behind closed doors. And corporate expansion and relation plans always are subject to non disclosure agreements,  That’s not a Metro thing. I enjoyed the site visit and tour with Director Mark Sturtevant on Friday alongside other Council Members and Industrial Development Board Members.

But Metro Government and local community and neighborhood business organizations, particularly the Dickerson Road Merchants Association, have been planning for attracting this reinvestment and revitalization along Dickerson for probably 20 years, all in public settings.

Wood Partners' 5.9 acre mixed-use project at 900-914 East Trinity Lane  (384 residential units, retail, and restaurant space) is going to get started. A $30,000 permit has been issued for Mid-South Wrecking to raze existing non-historical structures on the site.  Brock Hudgins Architects is overseeing design. No renderings or moniker for the project have been released yet.

The .2 acre site at 201 North 11th St. (NE corner of 11th and Forrest Ave.) near Five Points is being explored for a 2/3 story mixed-use structure to be developed by the trust that owns this property as well as the neighboring former PizzeReal building. Powell Architecture is working on the design.

Donelson Plaza's rebirth continues with the announcement of a couple of residential projects by Halladay Properties: a 4 story, 74 unit apartment building, and a 3 story townhome project with 28 units. A grading permit has been applied for, and groundbreaking should be sometime int he 3rd quarter of this year.  Edge is the architect; Barge Cauthen will handle engineering; Solomon Brothers will be the contractor.

I noticed this morning that someone is demoing the old building at Gallatin and Greenwood that was once a Krispy Kreme. Across from the new Publix. Anyone know what is happening at the site?  I remember Chad Grout working to broker a sale of it at one point.

Hill Realty Bought the property about a month ago. You can bet they have a plan even though they say they have no immediate plans.

Also, does anyone know what’s going on with the Stadium Inn redevelopment? They were issued their permits back in October, but no work has been done.
