Here is the layout of Maplewood Trace.  It will create the new "Maple View Lane" that will connect Broadmoor (left side of the plan) to Maplewood Trace (right of plan). It is actually going to be 43 towhomes and 5 single family homes (1 facing Broadmoor the other 4 will front Maplewood Trace). The developer is Advent Capital Partners.

These will allow for owner-occupied STRs. Non-owner occupied STR is prohibited.

That is the most unfortunate part about this. ZMX specifically mentioned not wanting to do structured parking, so due to parking minimums their hands got tied *sigh* into the surface lots. As the design progresses I would hope the parking got broken up with some specific people focused design, like between the two "2" buildings. Centric mentioned how they want to break up the seas of concrete and asphalt so let's keep our fingers crossed.

Good to hear the architect is thinking about it, even if the developer is making less-than-optimal decisions.

If developers cared about more than the next 3 years, they might build developments that can be further infilled and densified. The rendering above ain't that.

This mentality drives me crazy. "Gentrification" doesn't lead to larger houses with fewer occupants. Restricting development so that the only option is to upgrade older, smaller houses into lux 4,000 sq ft, million-dollar mansions does. And when it comes to parking-driven development, we do have the option, via infrastructure and zoning, to channel dense development towards transit, and walkable neighborhoods. Or we can keep pushing it towards pedestrian-hostile interstates and highways. It's not some mysterious, unsolvable problem. It just takes some effort to start shifting the mentality. Maybe some future generation will care enough to do it.

Madison Chippington Towers (11 stories of affordable senior housing) has been granted a $22.5 million permit for major upgrades by American Constructors.

The Link (4 & 5 stories, 221 units) at 51 Lucile St. at Dickerson Rd. has landed an $8.3 million permit for Highland Building Group to begin construction. A mid-2023 completion is planned.

^Close by at 1218, 1224 and 1236 Dickerson . Maybe this shows up on the Development map soon? Doesn’t appear to be an SP.
