I will say that's an unfortunate placement of the electric panel box right on the sidewalk.   Surely, that could have gone around the side or back of the building.  

Not to pile on because this is still a better use than a parking lot, but the panel box is nothing compared to the backflow preventer on the corner of the property facing 10th and Main.  Hiring electrical and plumbing engineers would have helped here.

They accused me of bringing a beer into the bar once and kicked me out 10 minutes after I payed a $10 cover. They refused to give me my money back even though I tried to explain the situation.

I did not, in fact, bring a beer in (my friends did and I was the one who took the fall) so I've never returned there and would be fine with them getting in trouble for noise ordinances.

At first I read your post as they were 'legally' insulated and then figured out you were talking about soundproofing.  The latter does not make me feel any better about their fate.  Whatever Dallas/Chicago/NewYahk/Anaheim debutante moves there will do everything in their Daddy's power to close The 5 Spot.

Will do. So many good memories over the years at The 5 Spot. One of the few small, independent places carrying the torch for authentic live music and community. Haven't been since Covid. Will rectify that shortly.

While this was by-right construction, I had asked Powell to design these units as townhome condos. The property owners have continued to express interest in converting them to condos when the financing-required “hold” period is through. I haven’t been inside the units, but that was and has been my understanding of the long-term goals of the property owner.

As for utility placements, that was to have been approved by the MDHA Design Review Committee before the Five Points Redevelopment District expired. Some of those details had not been uniformly addressed by MDHA on a few projects in the area, which was another factor supporting my statement at the time of the redevelopment district expiration that the redevelopment district had outlived its usefulness to the neighborhood, particularly as an enforcement tool to provide consistent expectations. It sort of became another layer of review among departments that did not always talk to each other or check back in with each other and as a result, things were falling through the cracks with the neighborhood’s built environment and other conditions usually suffering as a result of oversights. 

You are correct that 5 Spot is insulated and should be good to go. This building’s use as a hotel will if anything help to bring customers there seeking out live music. 

Another poster had commented on the lane and sidewalk closures. This project’s sidewalk pours are nearing completion.

There had previously been cars parking on the sidewalk/curb cut apron when this was a car sales lot. This project actually formalized that on-street parking arrangement by widening the streets and installing a parking aisle in between the new sidewalk bulb-outs. Cars are already parking on the Main Street drive aisle for other surrounding businesses.
 

The sidewalk pours are being delayed a bit now waiting for some of the telecom utilities to move their lines from the old poles to the new utility poles.

The street trees at 10th/Main are also grossly overgrown which may present some issues. I have asked Metro to trim the Main Street trees this fall to clean up some street lighting and visibility issues.

The 4 story mixed-use project on .6 acre that was planned several years ago for 245-240 Hermitage Ave. may be moving forward if newly filed water & sewer availability requests are an indicator.  The new ownership is unclear, and the plans may be different than what was announced in 2018.

Don't have access to through the Paywall, so pardon me if this is in the article.

According to the Water/Sewer Permit submitted in June of this year. The project would have 29 residential units and 1,575 square feet of retail along with 25 new parking spots (10 of which appear to be under the 2nd and 3rd floor). This would place several ground floor units along with the "retail", which will be interesting to see how they arrange the units. This site plan is also "Option E" as well, so I would be curious what the four options prior to this looked like.

Additionally, I don't know how the 10 parking spots at the back of the building will really work. They are facing a "paper alley" that would cut through the tow yard's property to the east, but unless this developer builds all the way out to Decatur Street and access comes from hermitage via Green and Decatur, those parking stalls will never be accessed.

Who knows, maybe the owners (245 HERMITAGE PARTNERS GP & RIVERSIDE PARK GP) are working with the tow yard to purchase all the land and have a bigger proposal?? One can dream, right?

It will now be called Ten21 at Five Points. Mark & Patti Sanders are the developers; EOA Architects are handling design; MCR Group will be the contractor.

The Jackson (two 4 story buildings, 199 units on 8.5 acres at 4042 Shurgard Way) has received 2 permits worth $21.1 million to get underway. Ramston Capital is the developer;  Baker Barrios is architect; Gresham Smith is in charge of civil engineering;  and Batten & Shaw is the contractor.
