The Preserve will be a two structure, 4 & 5 story residential project with 196 units and internal garage on 5.6 acres off Perimeter Place Drive in the Century City area north of the airport.  ZMX Incorporated is the developer; HMHA is the architect; Barge Cauthen Assoc. will handle engineering.

I love these, to be honest. The density, the form, the fact that parking is hidden, all significant pros in my mind - and undoubtedly an improved use of land vs the single house previously here.

It's still insane to me the 3-bedroom homes on the front side were listed at $799k. That's gotta be for STRs, right?

Non Owner-Occupied STR is permitted on this OR20-A lot according to the land use table:  https://filetransfer.nashville.gov/portals/0/sitecontent/Codes/docs/public_docs/LandUseTable.pdf

So i'd say the answer is YES that these 12 units will be STR.  These developments tend to go all or nothing to STR.  Sunnymede half & half is the exception.

They had their opening event on Halloween Night, although it was only in the venue section. Last I heard, there’s a small section of flooring still missing and the materials are held up in the supply chain, and inspectors won’t let them fully open until that last bit is laid down. Everything else has been ready to go for a month or more.

Dodson Chapel Townhomes will be at least 54 three-story units on 3.57 acres of vacant land at 3941-3957 Dodson Chapel Rd.  in Hermitage.  Pulte Group is the developer.

An 8 building, 3 story, 310 unit apartment complex is being planned for the 11.5 acre lot at 4107 Dodson Chapel Rd. which is currently inhabited by Dodson Chapel United Methodist Church.    There will also be an amenity/leasing building that will include a retail component. Dynamic Design is the architect; Kimley-Horn is in charge of engineering.  They will go before Metro Planning on Dec. 9th for approval.

Middle Street Partners has finalized its purchase of the 13 acre 2820 Dickerson Pike property for $8.5 million. The seller, Rudra Investments, had purchased. it just 4 years ago for $4.8 million. Middle Street has previously announced their plans for a 300 unit residential projects with some possible retail/office element as well.

2600 Dickerson Pike will be a five story, 260 unit residential project on 5.2 acres of vacant land by Woodfield Development.  Housing Studio is the architect; Kimley-Horn is handling engineering.   Specific rezoning will be sought at the Dec. 9th Metro Planning Commission meeting.

Right now, as far as I know there was just a demo permit pulled. This is owned by the Angelo Formosa Family. No other plans have been submitted to Metro.
